WARNING: Don’t even think of listing your home with another agent until you read this letter. In this letter I’m going to tell you how you can get 50, 100, 150 buyers thru your home in one week-end. This system gets homes sold in one week for top dollar. See what I’m talking about below. Dear Home Seller, Now that your home is no longer for sale you have received calls and letters from many different agents about your home. Let me be candid. How come these agents weren’t so aggressive on helping you sell your home when it was listed? Here is what happens to homeowners like in your situation. Your home didn’t sell and you are looking for answers, right? You want to know what to do this time around to get it sold. Now, I don’t know exactly what you are thinking right now. But, from working with homeowners in your position in the past I know this. When they first listed, their agent was eager and ready to go. They even brought a few buyers by to see the home. And the first week their entire office came out too. But, after the first month or so they just kind of vanished. And it became apparent that they weren’t that confident they could sell your home. They stopped running ads. It looked like they were thinking, “What’s the use of advertising a home when I won’t even get paid for the advertising?” Here’s what else happened to other home sellers I have talked to. Everyone told them their home didn’t sell because of the price. Truth is price is just one of many factors. Oftentimes their home was competitively priced, and was even the most attractive home on the market. But, a buyer can’t buy a home they don’t even know about, can they? Before you put your home back on the market, you need to know what to look for in an agent. Let me give you some pointers. By the time you have finished this letter you’ll know what to look for in an agent (at least you’ll know more about what to look for than the 6,000 other Alachua & Marion County agents want you to know.) You’ll know how to identify those agents that just can’t “get the job done.” Let me spill the beans. Most realtors have the same tools. We all have the MLS and work with other agents. The average agent sells around 3 or 4 homes a year. That is one every 3-4 months. Maybe they sell real estate part time and keep another job to pay the bills. Do they want to pay for advertising when they do real estate just for some extra spending money? And that is my first tip on picking an agent. Hire someone that works full time. We wouldn’t hire a part time attorney, doctor, airline pilot, or home builder, would we? No, because we want them to be serious about their profession and to stay up on the latest technologies and strategies. Make sense? But the difference is some agents have a system that can bring 50, 100, 150, or even more
buyers thru the home in one weekend, while others can’t even get one buyer thru the home in the entire 6 months it’s for sale. Why do so many buyers matter? Because it gets the home sold. Take the story of John & Cindy Zentmeyer. These are real sellers that had their house on the market for over a year with one of these agents that only had the limited home selling tools. But then their life changed for the better. They called us back from this very same “expired with another agent” letter that you are reading right now. They called us up and we put this system to work selling their home. We started the marketing on Monday, and held the home open on Saturday and Sunday. Over 70 buyers came out to look at the home, and over 23 of those buyers put in a written offer. Did you get one offer on your home when it was for sale, let alone 23? After that we started the negotiating with the buyers and sold it for $10,000 more than another agent had told them they could sell it forThey went from thinking this idea was crazy, to seeing it work and get their home sold. Have you heard agents say the following? “Homes just aren’t selling”, and “there are no buyers that wan to buy.” Are you tired of that? It’s just not true. Here’s why. Fortunately, homes are still selling. Last quarter in the Alachua, Marion County Multiple Listing Service alone, over 1,577 homes actually sold and closed. That’s not even including the new construction homes and new home communities. There are just no buyers? Not the time of year to sell? That’s not true. Some buyer bought each one of those homes that sold. The soft South Florida real estate market is hurting your sale? It didn’t hurt 1,577 other homeowners last quarter! Whatever the reason, those homes sold and yours didn’t. You need an agent that can get your home sold in one week. You need an agent with a proven track record and the most aggressive marketing plan. Your agent needs to communicate the benefits your home offers to the public and all potential buyers. Look at the agent’s production. How many other homeowners are entrusting their sale to them. If they have sold less than 7 homes last month, then obviously not enough other homeowners think they can get the job done. Look at what their marketing plan is. Is there a reason that people are successful? Yes! If the agent you are considering doesn’t have the ability to get 50 to 100 buyers thru the home and get it sold in one week, you may miss out on one of the most powerful marketing secrets very few realtors have. That is the “sold in one week home selling system.” This system has been used by home sellers all over the country thousands of times. And it works. Would you like 50, 100, 150 buyers to come out and take a serious look at your home? That would get you offers, right? An agent that can bring that many real, legitimate buyers thru in one weekend will get you offers. Would you like to get the result that John & Cindy Zentmeyer got? Would you like to sell your home fast, in less than one week? This “sold in one week home selling system” gets the information on your home to every single buyer that is looking for a home like yours. If the agent you list with doesn’t have the ability to get a lot of buyers thru the home in one weekend, you’ll be stuck with the same old methods that may take 6-9 months to sell the home. A buyer can’t buy a home they don’t know about. And that’s why what I say next is important.
You also need to be able to keep up on all the offers from buyers looking at your home. If you don’t hear from your agent after a showing, how do you know that the buyer is being followed up on? If you never heard from your agent what buyers thought of your home, things are about to change. You will know exactly what the buyers think of your home. That is because we track what each buyer thinks. It gives us the ability to negotiate better, so you get the highest price. Here is why following up on every showing is so important. A buyer might really like your home but have some unanswered questions or concerns. If those don’t get answered properly they may wonder off and buy another home. Check out the agent’s marketing plan. Successful agents have proven methods and strategies to bring you a buyer. You can’t catch a fish unless you’re fishing, and the same thing is true in real estate. If your agent isn’t out there promoting your home to buyers, the buyers won’t know about it. Does your agent have a marketing plan to get 50 to 100 real buyers to look at and consider your home? Do they have the negotiating ability to get you the highest price? All of these are factors that determine the likelihood of finding the buyer that will buy your home. Why should you even call me? Take another example, Neil & Gail Rossin. Neil & Gail (who sold their house located at 1144 NW 120th Road in Gainesville) had had their home listed for over 2 years with several of the local real estate companies. The home didn’t sell. Neil & Gail were in your same position with a home that they needed to sell. In frustration, they called me and I got it sold. All the other agents were complaining about how there weren’t any buyers and the market was so slow. We got over 60 buyers thru the home in one weekend, wrote a contract 3 days later, and the house closed 3 weeks after that. We counted 391 here, but then noticed we missed a few custom home sales, and calculated that we have another 50 to 100 properties we have sold but never put on the MLS, so doing the search would take hours and hours.
