The proposed workshop for music theory and performance for the Douglass District is geared at providing an affordable breeding ground for local and aspiring musicians of the district and that of its neighboring communities. The building’s program is an offspring of three programmatic components: | live | work | learn | play ||

Though the “play” feature is facilitated through the collaboration of

musicians in pocket spaces, the primary programmatic element of play is

the 8-block area owes its significance to frederick douglass for his group of historic rowhouses dubbed douglass place. frederick douglass (1818-1895) constructed the five buildings as rental housing for blacks in the fells point area of baltimore.

baltimore, md. the district is bordered by s broadway, s central ave, bank st and fleet st; and it sits east of little italy and habor east.

project site || analysis street network | site programming the site’s longer edge fronts s caroline st and is bordered by eastern ave and fleet st on its northern & sourthern edges respectively. the more protected node to accommodate institute while the node more exposed to the site to accommodate public | open program.

site restrictions | site buildability the sourthern portion of the site sits in the flood plain and also forms part of baltimore’s commission for historical and architectural preservation (CHAP). the flood plain informs the placement of the design’s sub-grade features of the design being placed in the northern portion of the site.

new development | urban destination the site context is dominated by industrial-use programming, resulting in limited engagement with urban fabric. a proposed community park at the northern portion of the site is adequately positoned to accommodate foreseen new urban development for douglass district.
