A MESSAGE FROM OUR MANAGER: JEFFREY GIBSON The fourth quarter of 2012 finished very strong for high-end real estate in Sonoma Valley and Healdsburg. Both sales price and sales volume were significantly up from the prior year according to BAREIS, as detailed in the following charts. In looking back on the push of real estate sales in 2012, it seems clear that we are rising from the bottom of the market.The Sonoma Valley and Healdsburg markets saw dips in sales volume and prices from 2009 to 2011, but in 2012 luxury real estate values in these markets climbed in certain areas above their 2009 high-mark levels. Currently, there is still a shortage of good available inventory for the many strong qualified buyers looking to purchase, which historically has driven up sales and prices.

In Sonoma Valley the average sales price for single-family homes rose 38 percent in year over year comparisons, and the number of sold units in the $500,000 to $1,500,000 category increased by 50 percent over 2011. The hot spot in Sonoma Valley is undeniably the $1,500,000 and up category with growth of 173 percent, representing $27,802,000 in sales volume compared to $10,200,000 in 2011. Sales volume overall in Sonoma Valley increased by 37 percent totaling $84,268,199 versus $61,477,419 in 2011.

In Healdsburg the average sales price for single-family homes rose 32 percent in year over year comparisons, and the number of sold units in the $1,000,000 to $1,500,000 category increased by 25 percent over 2011. The hot spot in Healdsburg is undeniably the $1,500,000 and up category with growth of 522 percent, representing $18,050,000 in sales volume compared to $2,900,000 in 2011. Sales volume overall in Healdsburg increased by 84 percent totaling $46,938,000 versus $25,446,800 in 2011.

A MESSAGE FROM OUR MANAGER: JEFFREY GIBSON The First Quarter of 2013 demonstrated continuing recovery for real estate sales in Wine Country according to BAREIS, as detailed in the following charts. Much of last year and thus far in 2013, Sonoma Valley and Petaluma have experienced an extreme shortage of residential inventory which is resulting in competitive bidding wars between buyers. This has resulted in climbing home prices in some areas, but an overall reduction in the number of homes sold compared to early 2012. In Petaluma, the average sales price for the First Quarter of 2013 increased by 24 percent, whereas in Sonoma Valley the average sales price decreased 19 percent. What is clear is that both the Sonoma Valley and Petaluma markets are in need of more available homes for sale.

In Sonoma Valley the average sales price for single-family homes decreased 19 percent in year over year comparisons, and the total number of sold units in the $500,000 to $1,000,000 category decreased 16 percent over 2012. In Sonoma Valley in the $500,000 and under category, the average sales price grew 6 percent, to $341,683, compared to $322,345 in 2012. Sales volume overall in Sonoma Valley decreased by 32 percent totaling $47,241,075 versus $69,444,749 in 2012. This is simply a factor of limited available inventory as there are often several buyers for each property.

In Petaluma the average sales price for single-family homes rose 24 percent in year over year comparisons, and the number of sold units in the $1,000,000 and up category increased by 400 percent over 2012. The hot spot in Petaluma is undeniably the $1,000,000 and up category with growth of 524 percent, representing $6,735,000 in sales volume compared to $1,080,000 in 2012. Sales volume in the $500,000$1,000,000 and up category in Petaluma increased by 31 percent totaling $24,831,250 versus $18,918,600 in 2012.
