Property Description Located 35 miles south of Marathon, Texas just north of the entrance to the Big Bend National Park, the Rincon Ranch is an unique property where scenery, wildlife, and water are plentiful. The Rincon is a small property which is surrounded by large ranching properties. It is rare that a property this size is offered for sale in this area. The Rincon has been held under the same family ownership since 1962. The property is part of the original Persimmon Gap Ranch. While under this family’s management, it has been cared for and managed by stewards of the land. Grazing and hunting have been limited. Mule deer and blue quail have been selectively harvested off of the ranch. Views from the ranch extend to the entrance of the Big Bend National Park, Black Gap Wildlife Management Area, and distant mountains in Mexico. There are few properties in West Texas that can compare to the Rincon. With 360 degree scenic views, easy access, and good water the Rincon has much to offer.

Location The Rincon sits just north of the entrance to the Big Bend National Park on Highway 385. The entrance gate is approximately 35 miles south of Marathon, Texas.

The ranch’s terrain is flat to rolling hills. There are good producing adobe flats which many years ago were seeded in buffel grass. The hills tend to produce strong stands of chino grass. Typical West Texas vegetation, such as mesquite, desert willows, Spanish Daggers, Lechugilla, and Octotilla, can all be found on the property.

Wildlife This property has been carefully managed over the years with limited deer harvesting, which has protected the quality and herd population. The property is known to have produced high quality mule deer. Other wildlife on the property include: dove, blue quail, javelinas, coyotes, and an occasional mountain lion.

Water The Maravillas Creek is a wet weather creek that runs through the Rincon. The creek provides variety in terrain, as well as a good source of underground water. There is a good producing well on the ranch, located just north of the creek in the North pasture. The well depth is 184 feet and the static water level is 84 feet. Water from this well is pumped to a large steel tank and from there the water gravity flows to the rest of the ranch.

Electricity There is an electrical line crossing the center of the ranch and an electrical meter at the water well. Service is provided by Rio Grande Electrical.

Access The property has highway frontage along Highway 385. There is one main entrance to the property from the highway. Ranch roads give access around the perimeter and through much of the ranch .
