2. MECHANICAL INSTALLATION Office area Heating/Cooling The office area consists of the following: Heating and cooling is provided by a 3-pipe VRV system. The system installed is the VRV II system operating on refrigerant R 407C and is manufactured by Diakin Ltd. Each floor of each block of the building is provided with its own system, which allows it to be operated to provide temperature control during any periods of occupation to suit the tenant’s requirements. The system consists of a number of cassette units mounted within the ceiling of the office area. Each cassette is capable of heating or cooling the area around the unit as required at the dictates of air temperature controller located within the unit. The temperature setting of each cassette is undertaken at the central monitoring panel mounted on the wall near the entrance to the office suite. The units can be set individually or a single temperature can be set for all the units. Also at this point the time bands can be set for the system operation. The number and location of the units has already been agreed and designed however, the system has units on the perimeter of the floor plate generally at less than 6m intervals, with additional units serving the central zone of the office. The system is capable of having additional cassette units added if required. The external condensing units are located on the roof of the building served by a separate metered electrical supply. 3. ELECTRICAL INSTALLATION Office Areas Small Power Distribution A new, metered 3-phase tenant’s distribution board is provided for each block on each floor of the building. The distribution boards shall supply lighting and power circuits for the office area, as well as the cassette units associated with the VRV system. The on floor distribution board is housed in a lockable cupboard, and has been arranged to provide

direct access to the floor and ceiling voids for cabling. Some sockets are provided on the walls and columns of office for cleaning purposes. Stephenson House: A series of 63amp SP&N Electrack type bus bars are provided under the raised access floor, to allow simple connection of floor boxes which will be provided as part of the tenants fitting out. Knollys House: The trunking system is a 3 compartment bus type, which allows 13 Amp sockets to be provided in the location required by the tenant. The bus trunking system is wired to the tenant distribution board. Office Area Lighting 600mm x 600mm semi-recessed fluorescent light fittings are provided throughout the office floor to enable lighting levels of 400lux to be achieved. The fittings installed are semirecessed units, which are designed to provide some light to be projected onto the ceiling as well as providing light down onto the working plane. This principal is in accordance with recommendations in CIBSE lighting Guide 3, for office use. A lighting control system is installed which automatically switches ‘on’ the lights when an area becomes occupied. If no movement is detected for a pre-determined time then the lights in that area will switch off. The system switches the lights off after a predetermined period when activation or movement is detected. Emergency Lighting Emergency lighting to BS 5266 is installed throughout the office area. Key switch type test facilities are provided in each area to allow testing of the emergency lighting installation. Fire Alarms A new addressable fire alarm system, complying with BS 5839, has been installed throughout the building. Fire alarm call points, smoke detection and sounders are provided in the office areas, to suit an open plan office, the system can be extended as required by the Tenant to accommodate upon fit out.
