The site is located near the southern boundary of retail marked by the intersection of Southcenter Pkwy. and S. 180th St. These arterials provide access north and south from the Southcenter Mall north of the site and across the valley to the east. The most influential development in the general area is Southcenter Mall, immediately north of the site. Constructed in 1968, the Mall has approximately 1,565,265 sq ft, 152 stores, 7,300 parking spaces, and five anchors. It anchors many retail developments in the immediate neighborhood. The Mall is in the process of adding roughly 788,000 sq ft, including restaurants, theaters and retail space. The Southcenter area is one of the four largest retail centers in King County.

The Southcenter retail area is strategically located at the intersection of the I-5 and I-405 freeways approximately 10 miles south of the Seattle CBD.
