Overview of the Property The building was erected in 1927 and is a pile foundation structure. This building predates 80 Broad Street is the last building still standing from that era. 88 Broad Street is undergoing a total renovation of all new foundation, new storefront and façade, new mechanical systems with sprinklers, and electrical systems above the ground floor in case of storm damage. The building started out as an office furniture showroom and then became a restaurant in later years. Eating and Drinking Establishments are on the C. of O. and the building will be delivered with a permanent C. of O. for a restaurant use with 300 plus person capacity. Restaurant makes sense for the property and one a use that may utilize all three floors of the building. Since the structure is only 16’ wide by 92’ of clear space the kitchen system must be on one floor and the seating on another. The building mechanical and electrical plus stair cases are in the remainder of the premises. There is a full basement for storage that conforms to code and with loading access along Stone Street. There is access to each of the floors via staircases. There is no elevator in the building due to the limitations of the building interior 16’ interior width.
