Throughout the last five years, our agents and staff have demonstrated their resilience and professionalism by performing under circumstances never seen before. By adapting and moving with the market, Metro Brokers, through the efforts of our people, posted a 26% increase in sales for the year 2011 over 2010. Selling remains a focused target, although no one is happy with the median or average sales prices and the fact that prices declined 12.8% during the last twelve months in our region. Our future is all about selling property and creating those future relationships today. I remember when I started my real estate career 29 years ago - interest rates were 18%, loan qualifications were tough, and the economy was not good. Every sale counted and my average was around $60,000. Those very customers and clients were the ones who bought again from me and referred people to me over the course of the next 10 years, building my business into a very substantial income stream. Go after every sale and every renter, they are your future! Our contracts are up 34% for the first two months of 2012 versus 2011 - a very strong indicator of where 2012 is taking us. Congratulations to everyone and thank you for being here today!
