2015 2nd Quarter Overall Market Commentary January – June Sales Comparison Real estate sales in Berkshire County for the first two quarters of the year showed a varied market. Slow sales in the winter months due to snowy weather gave way to an anticipated rebound during the spring. Sales of commercial properties, condominiums, and raw land outpaced 2014 sales in both the number sold and the dollar volume transacted. Sales were very close to even in the multifamily market and slightly off in residential sales. Overall, residential sales transactions were greater than the first half of 2014, yet the dollar volume transacted fell, with lower average sale prices. When comparing to last year rates, it should be noted that the first part of 2014 had the highest sales rates in the past 7 years, since 2007. Overall, there are pockets of strong and weak markets not only in the regions, but also town by town and in certain price ranges.

Over 40% of our sales rates are pending for the 3rd quarter. There were 480 residential homes sold in the first 6 months of 2015 and there are another 209 pending sales at the end of June. This represents approx.. 15% of our active inventory. This is a very strong indicator for a robust 3rd quarter.

RESIDENTIAL REPORT Overall residential sales fell by 7% in the first 6 months of 2015 compared to the sales rates of 2014. Sales were significantly stronger than the previous 5 years, as shown below. CONDO REPORT After several slow years of condominium sales, it is a welcome change with sale increases in all parts of the county. Overall, sales rose 19% with an increase of 36% in the number of units sold. This is the highest year on record, to-date, for condo sales since 2007. MULTIFAMILY REPORT The ebbs and flows of the multifamily market show a modest decrease in both the dollar volume and number transacted. That said, multifamily sales in southern Berkshire was a bright spot for this market, with double digit increases in dollar volume and units transacted. Central also reported robust sales. LAND REPORT All regions report increasing sales from the first half of last year. It is a healthy year compared to the 5 year window previously, taking into consideration that there were three very large sales of land in Southern Berkshire in 2013, one over $1.8 million and another for $850,000.

NORTH BERKSHIRE AT-A-GLANCE JANUARY – JUNE 2015 Unlike the rest of the county, Northern Berkshire had a robust start to the year, and continued a healthy pace into the second quarter. Sales overall rose 6% from the same period last year and the number of transactions rose 10%. Most markets were strong with sluggish multifamily sales year to date, down 44% from last year. Residential sales were up on average 12%, condo showed a huge improvement and land sales robust as well.

Continuing the market trends, Adams and Williamstown have healthy increases in sales, but North Adams volume fell by approximately 12%, while transacting one more sale than the same time last year. List prices in North Adams continue to retract, while Adams continues to increase.
