Location The site is located on Oakdene Road in Redhill. Oakdene Road is only a short walk from both Redhill high street and Redhill train station, providing regular rail routes into central London. The front half of the original site has previously been developed to provide a three storey block of flats. The area surrounding the site is predominantly residential with a mixture of flats and terrace houses.

Description There is currently a mixture of low grade, single storey properties on the site that have previously been used for storage purposes. Proposal The site is potentially suitable for a number of alternative uses, subject to the relevant planning consent being granted.

Development Potential The site has previously been used as a storage facility and car repairs centre. The site is potentially suitable for a range of alternative redevelopment uses (subject to the necessary planning being obtained). The current owners have undertaken a pre application meeting with Reigate & Banstead Borough Council to discuss the potential to convert the site to alternative uses, including residential. Following the pre app meeting, the feedback from Reigate & Banstead is that they would not have any objection in principle to a residential scheme on the site.

Local Housing Policy In accordance with Reigate & Banstead’s policy on Social Housing, for new build schemes over 15 units a private developer would expect to have to allocate at least 30% to affordable housing. Since 1 April 2016 the Council has operated the Community Infrastructure Levy (CIL). Any privately built residential scheme on the site would fall within Zone 3 for residential development with a charge of £80 per square metre on gross internal area applying.
