10 November 2015 Tralentia Unit 3 Sir/Madam, RE: CONDUCT RULE CONTRAVENTION – VEHICLES & SPEED We have received a complaint that you are in contravention with the above conduct rule that reads as follows: 3. Vehicles, SPEED LIMIT, LICENCED DRIVERS AND HEAVY VEHICLES 3.1 Owners, occupiers and visitors may only park or stand any vehicle upon the common property, or permit or allow any vehicle to be parked or stood upon the common property in such placed as designated i.e. carports or parking on the common property marked as such; 3.2 The trustees may cause to be removed or towed away, at the risk and expense of the owner of the vehicle, any vehicle parked, standing or abandoned on the common property other than indicated in 3.1 above; 3.3 Owners and occupiers of sections shall ensure that their vehicles, and the vehicles of their visitors and guests, do not drip oil or brake fluid on to the common property or in any other way deface the common property. 3.4 No owner or occupier shall be permitted to dismantle or affect major repairs to any vehicle on any portion of the common property, an exclusive use or in a section. 3.5 The speed limit within the complex is limited to a maximum of 20kph; 3.6 Only drivers who are in possession of a bar coded drivers license may drive any vehicle or motor cycle within the complex; 3.7 Triple axle vehicles are forbidden within the complex; 3.8 Double axle vehicles may only enter the complex with special permission from the trustees; 3.9 Any damage caused to the roads, parking areas, curbs, gardens, buildings, outside wall and entrance gate will be recovered from the responsible person and in the event of such damage been caused a triple axle vehicle or a double axle vehicle or any furniture removal vehicle, the particular owner or occupant who made use of the services will be held jointly and severally responsible for the damage so caused 13. Carports: 13.1 Any shaded carports erected on the common property by the developer or the Body Corporate who is liable for the maintenance of the same;

13.2 Each owner/occupant shall have the exclusive use of the carport immediately adjacent to his unit and in the event of uncertainty as indicated by the trustees in writing.

Detail of the complaint that we received: It has come to our attention that you have three vehicles. One vehicle is parked illegally on the common property. Note that your vehicles may only be parked in the garage and the parking in front of the garage. If you have a third vehicle, you can make an arrangement with another tenant in the complex to park on their designated parking. This will be your last warning, should you continue to contravene the above rule or any of the other Conduct Rules you will be fined R1000.00 (One Thousand Rand) and stand at risk to be evicted.
