In 1986, the City of Round Rock and the property owner entered into an agreement to reserve capacity in the water and wastewater systems for the property. The City has committed and reserved to the property for its use the sum of 465 LUEs for Water and 465 for Wastewater, however, the taps and connections have not been paid for.
Zoning:
The property has been annexed into the City of Round Rock. Normally, upon annexation, the City assigns a zoning category; however, due to the location and merits of potential use of the property, the property has not been zoned. IMPORTANT: The City will not grant zoning or access to the City Utility Systems until certain “Development Agreements” are perfected between the seller and adjacent landowners. In discussions with the City of Round Rock Planning Commission representatives, the Planning Department is working to decide as to whether a stipulated zoning category should be assigned or whether a PUD (Planned Unit Development) category might be more appropriate. Mixed Use Zoning has been mentioned. This classification would potentially included, office, office FLEX, light industrial Public Facilities, and possibly Multi family zoning. We are told that the final classification may be assigned within one or two months. The City Staff will present a new Master Plan in late April, 2010.
