Plot 3/4 Trinity Park, Randall Park Way, Retford, Nottinghamshire, DN22 7WF Location The site is located upon Trinity Park, Retford’s newest and
most prestigious business park location which has seen significant development over recent years. Work has recently commenced (January 2016) on a new 78,500sqft manufacturing facility for a Swedish engineering company with other occupiers on the site including MKM Builders Merchants , The NHS, RCS Printers as well as a number of trade counter operators such as House Proud and Green Brothers Electrical. The site has proven popular with owner occupiers and investors alike and Trinity Park is part of a larger strategic development that will see the extension of the commercial development land from Trinity Park to the North Road (A638). Retford itself is a market town which still retains its markets on Thursday, Friday and Saturdays with a monthly farmers market. The town is a central point for many of the smaller towns and villages and as such the town has attracted and maintained a good number of national occupiers and retailers. Retford is well placed for taking advantage of the surrounding centres of Sheffield, Doncaster, Lincoln, Worksop and Nottingham. The A1 trunk road and motorway networks are close by and the town benefits from the mainline railway Station, which has an excellent rail service to
London Kings Cross [1 hour and 40 minutes]. The town has a population of around 21,000 persons with a catchment population of approximately 45,000.
Description The site comprises the last plot of the Trinity Park development and forms a level rectangular shaped parcel of land. The site already has an access point via dropped kerbs with all services laid on within the footpath or road. There has been significant development on the plot adjacent to the subject site by the creation of a number of small industrial units that have been mainly sold to owner occupiers. There is significant demand within the town for smaller industrial units and therefore developers will no doubt be attracted to schemes from small units to 5,000sqft. Alternatively the site would suit owner occupation, particularly those occupiers that have some form of trade counter requirement as Trinity Park has established itself as a good location for trade counter operators with a number being represented.
Design Brief For the benefit of all occupiers of the site a strict design brief will be applied to all developments and will encourage the use of good design and quality materials as well as encouraging thoughtful layouts to maintain an attractive well landscaped park. Plot developments will require the Seller’s prior approval on these points. The design brief is available on request.
VAT VAT is payable in addition to the purchase price.
Planning The site has previously benefited from outline planning
consent dated January for 2005 for “Erect buildings for class B1 (Offices, Research and Development, Light Industry), B2 (General Industrial) and B8 (Wholesale Warehouse/Distribution being planning consent number 01/04/00425. The area is well recognised as an employment site with various units on the adjacent plot having recently gained planning permission.
