Property Description Million dollar views of Lake with many building sites. Hayfields, timber, streams, peach orchard and 1/4 mile of Lake Guntersville State Park forest frontage. Forest road to lake. Has power and city water. Minutes from boat launch Park Lodge cabins/resturaunt/pool/beach/store and golf course, etc). Will subdivide 20 ac with lakeview, waterfalls and peach orchard for $199k partial, or all 61.5 acres for $475k. From the driveway entrance, you will see a big hayfield on your left and on the right is a lane leading about 75 yards down to the first creek. You can drive across the creek or step across the stepping stones to get to the peach orchard on the other side. If you proceed through the orchard, there is a trail on the other side that crosses the second creek which winds through the meadows to a small hay field up on the far hill, the north boundary is there. If you continue down the driveway about 150 yards, there is a lane on the right leading to a large tree. Behind the tree is a hidden trail that leads to the waterfall area where the two creeks come together. It is a secluded area in the trees but could be cleared for building sites next to the waterfalls. If you continue down the drive along the hayfield, there is an entrance into the woods. There is a chain across the drive but it is not locked. The RV is about 100 yards from the field entrance and hooked to the power and water there. There is a small clearing on the bluff with fire pit and view overlooking the lake. Several trails wind through the woods and lead down to caves, huge rocks and overlooks. If you travel south along the bluff line, there is another area where the trees are cleared to provide another view of the lake. There is about 1/8 mile of bluff that could be cleared for breathtaking views but only two views have been cleared to keep it woodsy with lots of shade trees. This area could be developed with many lakeview lots. If you go past the RV, there is an old logging road that winds through the woods and down the hill to the lakefront. About half way down there is another hilltop peninsula that could be used as a place for a secluded cabin overlooking the lake. Once you get to the bottom of the hill, there is a third creek that winds a few hundred yards down to the lake. This is a deep forest area in the center of the property with lots of large timber. We hike and ride our mountain bikes and 4 wheelers on the forest trails for recreation. There is a mountain bike trail that winds through the forest along the lake front. We picnic on a sand bar at the lake. I put the canoe in there and take the kids fishing. Most of what I have described is labeled in the uploaded pictures. At night, you can see a distant light on a far hilltop, that is the State Park lodge. When the leaves are down in the winter, with binoculars, you can see the golf carts driving around. This is horseback riding paradise. One can ride for 20 miles through the forest and along the lake without crossing a road. The neighbor adjacent to the north boundary has a several hundred acre horse farm. There are no road easements or power lines crossing this property except for the power service to the meter pole. [email protected] There have been two large homes built in the area recently. One is a several hundred acre horse ranch and the other is a brick farm house and barn with cattle and corn. They just laid in an underground fiber optic cable service. The water meter is next to the driveway entrance out by the county road. The water service runs underground along the driveway back to the RV then runs another 1/8 mile to a faucet at back corner of the hay field. It's $19 per month for the first 2,500 gallons. Taxes are about $200 per year. There are also big trophy deer in the area due to being adjacent to 6,600 acres of Park Land. The neighboring farmer has many trophies displayed in his great room and I heard he got another, 15 pts, last year. Over 40 acres of adjacent property with road frontage, pond and shooting house is also available for sale and would be a good compliment to the main parcel. Good for dove and quail hunting also. Zip Line and Rock Climbing areas exist along the bluff lines. Wife, kids and I just went on a zip line adventure and are now realize this great business opportunity. Because the property is adjacent to the park, we're thinking of an option to build secluded cabins with views and offering Zip Line, Rock climbing, mountain biking and hunting and fishing tour packages. If you are interested in high resolution photos, let me know and I can email them to you. I have pictures of the peach orchard when in bloom. There are over 50 trees in the orchard plus more in various places around the property. I have a map that shows the main north-south Highway 79 that runs along the opposite side of the Tennesse river on the west side of the main channel. This land is on the other (East) side of the river about 5 miles away from the main Hwy, so it is a very quiet and peaceful location. This is adjacent to the Town Creek tributary which flows down out of the mountain forest land and offers white water rafting up stream and great clean fishing experience. You can see the main channel from the views. The sun sets over the water to the west and is spectacular to watch in the evenings.
