Location The subject property is located in the Keating Industrial Park, which is situated at the approximate mid-point between downtown Victoria and the Swartz Bay Ferry Terminal and Victoria International Airport. Zoning The zoning for the property is split between I-1 Light Industrial and C-2 Arterial Commercial. Central Saanich Municipal Council has recently amended its Official Community Plan (OCP) eliminating the restriction of single-use to buildings to 5,000 m2, including retail. Subject to the appropriate municipal approvals, the property has the ability to have a large format retail use development.
