Luxury London living TERRACES
A breath of fresh air If you love London city life but fancy indulging a love of the great outdoors too, what better way than to seek out a home with a terrace? Pete Simpson shows us around three unique properties available now...
THE LIBRARY BUILDING, CLAPHAM In most libraries you would, of course, find rows and rows of books and a few DVDs (as well as lonely retirees, students using the internet, and eerie silences momentarily interrupted by poorly suppressed coughing); however, the Library Building in Clapham includes something you won’t expect. A collection of luxury apartments are housed above the new library – one of only two new libraries opening in London this year – in the new development on Clapham High Street. Priced between £825,000 and £1.2m, there are four duplex penthouse apartments over the 10th and 11th floors, a one-storey penthouse, and a two-bedroom apartment. Each comes with a private terrace of up to 601 sq ft, offering spectacular panoramic views of London stretching from Crystal Palace, across Clapham Common and Moen’s the butchers

(they do an excellent ham and brie baguette, by the way), towards Battersea Power Station and all the way to the City. The apartments come with modern features such as under-floor heating, and a Smart Homes system which allows owners to integrate all electronic devices from home cinema systems to temperature thermostats, and control them from a single digital panel. Included, too, is the option of committing to a healthy and sustainable lifestyle, as a year’s membership to the new multi-million pound Clapham Leisure Centre, two years’ car club membership, and a hybrid bike worth £350 come when an apartment is purchased. Securing one of these apartments could lead to a healthier lifestyle. Alternatively, you could just relax on the elegant terrace with a glass or two of wine and enjoy the views. 0845 899 0136; thenewclapham.com ➤

The three ‘sky gardens’ are particularly eye-catching and provide panoramic views of London’s skyline

➤ MANHATTAN LOFT GARDENS With the name Manhattan Loft Corporation, it comes as no surprise that this company’s buildings have been inspired by skyscrapers of classic New York architecture and not by some of the more lovely terraces of Barnsley. And come 2016, a piece of the Big Apple will be coming to London’s East End. A 42-storey cantilevered tower, the Manhattan Loft Gardens developed by Harry Handelsman – the man behind the restoration of St Pancras Chambers – will feature 248 living spaces (lofts and apartments to you and me), two restaurants, a spa, a pool, and a 155room hotel. While the living spaces will be the height of luxury, it is the three ‘sky gardens’ that are particularly eye-catching and provide panoramic views of London’s skyline. Riding the wave of regeneration brought on by London 2012, the developers hope that Stratford will adopt the same reputation for ‘cool’ that Hackney and Shoreditch currently enjoy. With the serrated façade and three cuts into the side of the building making the tower look a bit like a level from Sonic the Hedgehog, I for one think they’ll succeed. manhattanloftgardens.co.uk

Boasting verdant views across Regent’s Park, Wellington Penthouse is the crowning glory of Stockleigh Hall. Recently remodelled and refurbished, the apartment features a principal bedroom with en-suite bathroom and dressing room, a study, reception area, dining room, cloakroom, and extra bedrooms. But it’s the view from its terrace that makes the Wellington Penthouse really stand out. Actually, the views alone may be worth the price of the whole apartment; from the balcony you can see above the tree line of Regent’s Park towards a landscape of London’s skyline. Stockleigh Hall’s close proximity to the amenities of St John’s Wood High Street and Primrose Hill, as well as its 24-hour porterage service, add to its appeal. Oh, and there’s also direct lift access to the penthouse. But when you’re spending nearly £8m, not having to take the stairs is the least you should expect.
