Garage – Located in a private secure area with resident access only
Property A beautifully presented contemporary styled four bedroom town house with a separate garage located in a private secure area with resident access only and found within a conservation area in the heart of the city centre. The present owner has refurbished the property to a high standard and it is being offered with no forward chain. To the ground floor the entrance hall features a staircase with oak and glass, a cloakroom and an open-plan lounge/dining room and kitchen area with newly fitted kitchen and appliances, oak engineered flooring and feature fireplace. There are French doors leading out to a landscaped rear garden. On the first floor there are three bedrooms and a family bathroom, with the master bedroom and en-suite shower room being located on the top floor. Abbots Place is found within easy access to the High Street where you will find a wide variety of shopping, dining and cultural facilities. Canterbury is also home to the University of Kent and Christ Church College, as well as a number of highly regarded schools in both the public and private sectors including grammar schools. There are several sporting and recreational opportunities in the area to be found including golf at Scotland Hills, County Cricket at the St. Lawrence Ground and sailing at nearby Whitstable and Herne Bay clubs. Canterbury also has a high-speed rail service to London St. Pancras in under an hour.
Our Time Here I saw plenty of potential when I first looked at this house. It is a great property in a fantastic area, but needed much TLC after the original purchaser passed away last year. The house is well-proportioned sitting over 3 floors. One of the middle floor rooms would make a lovely bright sitting room. We have carried out a lot of renovation and refurbishment, but a real highlight for me is the “loft room” that we have converted into a full bedroom, complete with ensuite and built in wardrobe. It has fabulous views. The house is in an excellent location, just 150m from the oldest school in England (Kings). It is also only 50m from The Dolphin, the best bistro pub in town, and my wife and I actually walk over a mile each way from our own home to eat there regularly. This is the classic "5 minutes from the shops" house. It is very, very close to the High Street. All of the adjoining houses are occupied by people who have a strong sense of community and know the area well. We have rebuilt the house (a little more than expected!), which means that it has been fully rewired, re-plastered, and re-plumbed. I love the windows, which are all wood sash windows, inkeeping with the local area and they have a 25-year guarantee. They look fabulous. The garden is small, but exceptionally sunny and easily managed.
