SATURDAY, July 31, 2010 Location: Approximately 1/3 mile off Appalachian Highway intersection of Rt. 32 & St. Rt. 41; Peebles, Ohio 45660 at 2168 Measley Ridge Road. To locate from Peebles, Ohio take State Route 41 South 1/3 mile just before the intersection of State Route 32. At McDonalds turn right on Measley Ridge Road; go 1/2 mile to auction on right. The property is situated approx. 65 miles East of Cincinnati, OH and approx. 50 miles West of Jackson, OH. To locate Tracts #8, #9 & #10: Take Measley Road to Schwartz Road; the tracts are on the left side and the land begins at the 90 turn in road.

Terms on Real Estate: Sells to the highest bidder at absolute auction, no minimums or reserves; $20,000 down on sawmill complex & $5,000 down per tract in cash or check at time of sale; balance and possession at closing on or before August 31, 2010; sold in present as-is condition, no warranties or guaranties given, expressed or implied. The property is currently being surveyed by Ty Pell & Association, (937) 544-5262. All information provided is to be utilized only as a guide. Buyers are responsible to conduct any inspection, inquiry, investigations and due diligence regarding to property. Buyer agrees and understands that the seller makes no warranties or representations of any kind either expressed or implied as to the condition, quality, and merchant ability of fitness for a particular purpose of the real estate or any part thereof and/or serviceability for the same. Sawmill Complex (Tract #2) Note: This tract will be offered with the stationary equipment mill and if the final bidder or anyone else is interested in combining this tract with the stationary mill equipment, final bids will be totaled and raised 10%, regrouped and offered as a package. If no one bids on the package everything will sell separate. Full payment on the equipment portion of the bid will be due on day of auction. Building on site will be offered separate from real estate and in the event building is purchased by same buyer as real estate, sale will be contingent on equipment buyers being able to remove equipment from the building. Buyers will have access to the property up to 5 PM on September 30, 2010 for the purpose of removing equipment.
