Properties being inspected do not "Pass" or "Fail.” - The following report is based on an inspection of the visible portion of the structure; inspection may be limited by vegetation and possessions. Depending upon the age of the property, some items like GFI outlets may not be installed; this report will focus on safety and function, not current code. This report identifies specific noncode, non-cosmetic concerns that the inspector feels may need further investigation or repair. For your safety and liability purposes, we recommend that licensed contractors evaluate and repair any critical concerns and defects. Note that this report is a snapshot in time. We recommend that you or your representative carry out a final walk-through inspection immediately before closing to check the condition of the property, using this report as a guide.
Introduction 1. Comments • The summary consists of potentially significant findings. These findings can be a safety hazard, a deficiency requiring a major expenses to correct or items I would like to draw extra attention to. The summary is not a complete listing of all the findings in the report, and reflects the opinion of the inspector. Please review all of the pages of the report as the summary alone does not explain all the issues. All repairs must be done by a licensed & bonded trade or profession. I recommend obtaining a copy of all receipts, manuals, warranties and permits for work previously done. • Lot grading and drainage have a significant impact on the building, simply because of the direct and indirect damage that moisture can have on the foundation. It is very important, therefore, that surface runoff water be adequately diverted away from the home. Lot grading should slope away and fall a minimum of one (1) inch every foot for a distance of six (6) feet around the perimeter of the building. • Controlling water runoff from the roof is extremely important. Proper gutter installation and maintenance also has a significant impact on water damage to the building particularly the foundation and basement. Water should be diverted away from the structure using extensions on the downspouts. Gutters should always be clear of leaves and other debris, cleaning gutters should be part of an ongoing maintenance routine. • Exterior caulking is the simplest energy efficient measures to install. The purpose of exterior caulking is to minimize air flow and moisture through cracks, seams, and utility penetrations/openings. • Insulation is another easy way to increase energy efficiency. The U.S. Department of Energy recommends R38 to R60 in the attic. R38 would be a 12 inch thick fiberglass bat which can be laid in the attic floor
