Acadian Plaza Will Begin Redevelopment In Early 2006 Acadian Plaza, a 39,000-square-foot professional office/retail center located on FM 528 at Sunset Boulevard, will be redeveloped and expanded to encompass more than 60,000 square feet. The project is slated to begin in early 2006. Jerome Karam is developing the $8.5 million project that will be completed by fall 2006. A Louisiana native, Karam is creating the development with a New Orleans feel, thereby bringing a unique style to Friendswood. The parking lot will be demolished, repaved and adorned with Acadian lighting to replicate the light fixtures found in the New Orleans region. Once complete, Acadian Plaza will feature 24,000 square feet of professional office space, with the remainder available for restaurants, a spa and other retail opportunities. At this time, space is available for pre-leasing.

Developments Recently Completed, Planned Or Underway Commercial/Office: Morningside Office Park, the new two-story, 10,000-square-foot office building located at 121 Magnolia (at Friendswood Drive) is complete. Partners Rental leased 2,500 square feet, which leaves 7,500 square feet available for lease. O’Reilly’s Auto Parts has secured and is renovating approximately 11,500 square feet of space in the former Craft’s Etc. building, located at 108 W. Edgewood in the Captain’s Corner shopping center. Patriot Bank has leased 3,180 square feet space in the Friendswood Crossing shopping center located at the corner of FM 528 and FM 518.

Sterling Plaza is a new $1.5 million development currently under development on Winding Way. Once complete, it will consist of three office buildings totaling 10,000 square feet. Residential: Terra Bella is a new gated cluster-home development currently underway along Bay Area Boulevard, adjacent to Clear Creek. The development totaling 45 acreswill reserve approximately 25 acres for open space. When complete, it will showcase 90 lots, each at 5,000 square feet. Monte Bello is a planned single-family, residential development that will consist of 23 single-family homes on 16.3 acres located at Woodlawn and Shadowbend Drive.
