DIRECTIONS Leave the motorway at junction 4 and proceed into High Wycombe. Take the A4128 towards Great Missenden. At the roundabout, about half a mile after the entrance to the National Trust’s Hughenden Manor, proceed straight across, signed to Naphill. At the next mini-roundabout follow the road straight on towards Speen before turning right by The Harrow public house. Follow this road for 2½ miles and Aldridge Grove is on the right. DESCRIPTION The wood which is offered for sale by the Hampden Estate lies in attractive rolling countryside so characteristic of The Chilterns close to Great Hampden, the ancestral home of Civil War hero, John Hampden. The heavily wooded landscape of the Chilterns, based on clay and flint deposits, includes the country’s most extensive areas of beech woodland. The area’s important diversity of habitats is recognised by its designation as an Area of Outstanding Natural Beauty extending 45 miles from the Thames at Goring-on-Thames north-east to Hitchin. The roadside fringe of maturing beech is classified as Ancient and Semi-natural woodland (ASNW) with bluebells present in the spring. This designation indicates the land has been under continuous tree cover since at least 1600 AD. To the rear is a larger area planted up more recently by the Hampden Estate with a variety of broadleaves including oak, beech and cherry along with European and Japanese larch.

TAXATION After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land.
