Artesia received its name after the discovery of an artesian aquifer in the area. Subsequently, agriculture flourished until the 1920s when the artesian wells depleted. When the Illinois #3 Oil Well came in, the oil and gas industry started to grow. Today, Artesia’s economy continues to thrive off of oil and gas as well as farming and ranching.

Plans for restoring the downtown park and ongoing art projects are sure to create blossoming business opportunities for Artesia. Over the past years, Artesia has done major renovations on MainStreet, a few being the Heritage Walkway and Heritage Plaza and wants to move forward with positive economic development projects as well as beautification projects.

The town’s local government and community is actively working on business retention and diversification, hoping to develop projects such as FLETC, which has provided numerous jobs in the area and added dynamic to the economy.

In strengthening its market, Artesia hopes to expand its commercial hotel sector which is performing well.

COMMERCIAL

2014 saw an increase in demand in terms of the hotel sector as a result of job growth. This positioned the market for additional gains in occupancy, also directing demand to existing properties which will drive room revenue higher in 2015. Hotel sales were generally steady.

Property location has been a key trend in the last year. With hotels in urban areas sporting high rates and occupancy, guests who are unable to book rooms have been turning towards other areas significantly. Lower gas prices may encourage guests to choose hotel locations accordingly; in Artesia’s case, it’s location as a center point between two major cities and accessibility to airports puts it in an advantageous position.

RESIDENTIAL

Home sales are still going strong as well as the rental market. Around 30% of the homes are rented in the city with only 5.7% of the homes vacant. The average days of homes on the market is only 48 days.

The median rent is low, being $393 per month with 42.5% of homes in the $300-$499 range. 


ECONOMY OUTLOOK:

Artesia’s economy strengths lie in two key points: the strong foundation of prosperous “base industries” and diversification. These strengths are highlighted by the support of Artesia’s local community toward businesses and also by the town’s ability to recycle dollars into these businesses.

As a region in the center of cities in the southeastern area, Artesia is able to take advantage of their location in trade. It has been established as a dominant market for goods such as clothing, groceries, auto repair and personal services. Also, factors like lower transportation costs are influential in Artesia’ success with the wholesale industry.

!

MainStreet, Artesia’s downtown, has increasingly played a larger role in its economy and is undergoing continuing development to expand the appeal of downtown. Most of the employees work for oil and gas companies or firms engaged in business management and services. Unlike other towns, Artesia is less prone to high vacancies and disinvestment due to MainStreet’s essentiality.

The top industries in Artesia are sales and office occupations, service occupations, natural resources, construction and maintenance operations, and management, business and financial occupations, with 22.0%, 17.1%, 15.1% and 15.1% of the population respectively.

As a oil town many decades ago, Artesia continues to prosper off its oil and gas industry with Navajo Refining Company being the largest employer. The dairy industry is continuing to grow, with successful dairy producers’ cooperative headquartered inside the city. Telecommunications is also growing and successfully competing with nationwide companies, as the local rural telephone cooperative expands services.
