Attachment 5 Amendments to Agricultural Regulations Zoning Bylaw changes shown in Track Changes (excerpt) SECTION 1 – DEFINITIONS (new definitions) Agriculture use means a use designated as a farm use in the Agricultural Land Reserve Use, Subdivision and Procedure Regulation. Animal boarding means the provision of overnight boarding services for domestic animals and may include the provision of animal breeding or training services. Farm home plate means that portion of an agricultural lot that includes single residential uses, accessory residential uses, and accessory buildings, structures and improvements including landscaping, driveways and recreation areas.

At least 150 m from schools and parks if the agriculture use is a medical marihuana production facility. Note 5. The farm home plate is limited to the greater of 1000 m2 or 10% of the lot area up to a maximum of 2000 m2. The farm home plate may include an additional 1000 m2 if an accessory residential development is permitted. Note 6. Single residential buildings and accessory residential buildings must be sited entirely within 50m from the front lot line or the exterior side lot line, whichever provides access to the residence. Note 7. The farm home plate must be entirely within 60 m from the front lot line or the exterior side lot line, whichever provides access to the residence. Lots with a lot width of less than 33 m are exempt from the maximum farm home plate setback, however, the farm home plate must be located at the front of the lot. Note 8.

Accessory farm education and research facilities may have a combined floor area of up to 100 m2.

SECTION III - SUPPLEMENTARY REGULATIONS 1. ACCESSORY BUILDINGS AND STRUCTURES 1.4.

The combined floor areas of accessory buildings and structures in A, RS and RD zones, including detached carports, must not exceed the lesser of 12% of the lot area and 90 m2 (968.8 sq.ft.).

4. SCREENING, LANDSCAPING, OUTDOOR STORAGE AND FENCES 4.5.

Except as specifically permitted in this Bylaw, fences and walls not exceeding a height of 1.2 m (3.9 ft.) may be sited on any portion of a lot and fences and walls up to a height of 2.5 m (8.2 ft.) may be sited on that portion of a lot that is to the rear of the front setback area.

4.5.4.6.In the A zone, fences for agricultural uses to the rear of the front setback area are not subject to a height limit. 5. ACCESSORY HOME BUSINESSES 5.4.

Bed and breakfast accessory home businesses are permitted in A, RS1 and RS3 zones only, subject to the following regulations: b. the business is restricted to the provision of up to two bedrooms without cooking facilities, providing accommodation to a maximum of four patrons per dwelling unit; c. the residential character of the dwelling unit must not be altered; d. one additional off-street parking space is required for each bedroom providing bed and breakfast accommodation; e. the person licensed to operate the business must be resident in the dwelling unit; f. one additional employee may be engaged in the operation of the business and need not reside in the dwelling unit; and XXXX 3

g. no bed and breakfast business may be operated in a dwelling unit that has a secondary suite. 8. CHILD CARE FACILITIES 8.1.

Child care facilities in A, RS and RD zones must comply with the following regulations: a. In an A, RS1 and RS3 zone, a maximum of 25 children may be cared for at one time; b. In an A, RS2, RS4 and RD zone, a maximum of 8 children may be cared for at one time; c. The building in which the use is conducted must be occupied by a residential use; d. Any outdoor recreation space provided must be located to the rear of the dwelling and enclosed by a fence; and e. Child care facilities are not permitted in buildings containing secondary suites or accessory home businesses; and e.f. Child care facilities in the A zone may occupy not more than 100 m2 (1,076.4 sq.ft.).
