RANCHES HOMEOWNERS ASSOCIATION : SEPTEMBER

Every year the Ranches HOA replaces hundreds of trees that have died. What’s sad is when we see trees dying unnecessarily due to human acts. “Girdling” is the term used when the bark from the tree is removed around the circumference of the tree... Girdling disrupts the living connection between the roots and the leaves and the tree eventually dies.

Did You Know? The Ranches HOA Report newsletter is not just colorful and fun; it also serves an important purpose! The newsletter serves as a “Proof of Notice” which according to our governing documents, is required in announcing regular Board meetings or any other scheduled meeting. Help Save Our Trees Homeowners please help us in monitoring the trees and stop anyone you see harming them. We appreciate all you can do in helping us preserve our beautiful trees!

Homeowners, do you have a property that you are renting in the Ranches HOA? If so, have you or your property manager given your renters copies of the HOA guidelines? Homeowners are given the guidelines by their agent or title company. Renters should also be following the same standards of our Association. Many of the complaints that are received are due to renters not following the HOA guidelines. Also, we cannot give out information on an account unless it’s the owner of record. Please do not send your renters in to find out balances. We can accept a payment from them, we cannot quote a balance. Thank you in advance for your cooperation.

Vacant Lot Maintenance Owners of Vacant lots within the Ranches HOA are only required to mow/ clear their lots with the following criteria: 1) Mow/clear weeds down to a maximum of 12 inches, a minimum of once a year. 2) Must mow/clear weeds down 10 ft from all property lines, as well as the park strip area. 3) M  ust remove/clear any trash or debris from their lots.

Where’s my bill?

**Any lot that isn’t in compliance within the timeframe given may be cleared and then charged to the owner.

With the last round of quarterly statements that went out, we were continually being asked, “Where’s my bill”? The Ranches HOA assessment is an annual assessment. We send out an annual invoice in January, not monthly bills. We also send quarterly STATEMENTS as a courtesy and give you the option to pay annually, quarterly or monthly. As long as you are paying in advance, you will not receive a late fee each month.

Milder temperatures make September a great month for planting trees, sod and many other plants!!

Annual Ranches Pumpkin Patch!

DATES TO REMEMBER The 7th Annual “Choose and Pick” pumpkin patch will soon be open here in The Ranches! Unlike going to the grocery store where pumpkins are weighed and you are charged, usually anywhere from 20 to 28 cents per pound, in The Ranches you simply leave a contribution after picking your pumpkins! At this community pumpkin patch, every penny you contribute goes to a fund called the Perpetual Education Fund. The fund runs at virtually no cost and helps disadvantaged young men and women gain additional education that will help them be self sustaining and raise the standard of living for themselves and their families.
