We ask ourselves if: It would be more cost effective to upgrade the aging facilities as the need arises versus making a complete renovation? How do we continue to guarantee residents and new prospects that our Health Care Facilities will provide the same upscale atmosphere, environment, lifestyle and care that they would receive elsewhere. How do we continue to meet the current and prospective customers’ expectations?
How do we implement the mandated culture change with our current outdated health care model for both the Skilled and Assisted without limiting services provided to residents. How do we meet the new Department of Health regulations and standards that require facilities to provide a “home like environment,” versus institutional. *During our June DOH survey, Brandermill Woods was cited for non-homelike and received deficiency for our current centralized bathing room. How will we remain competitive in the marketplace as newer and renovated facilities are opening with private accommodations, bathing options and adapting to the culture change mandated by the government?

The facility will no longer be attractive or a desirable location that attracts individuals within our community. Prospects will no longer choose the Independent Living because of the services and amenities offered. Competitors have Indoor pools, Multiple Dining Venues, Wellness Centers, State of the Art Health Care Facilities, etc. We have always relied on services at our Health Care Center to be the draw for new residents. This will no longer occur because the resident of today wants privacy! Private rooms with private baths. Are we going to be able to meet the current debt service requirements? The Series 2012 bonds have a remaining term of 35 years – maturing in 2047. The increase in the Medicaid census will eventually trickle down and affect the Independent Living section due to cash flow restrictions. The facility would be limited in their resources available and unable to make necessary repairs, upkeep, and would be challenged to maintain current staffing levels. Hence making the facility less desirable and marketable to the future resident moving in on any and all levels of care.

Additional units and their revenues help to offset and pay expansion of existing clubhouse with a Wellness Center, added Dining Venues, Indoor Pool, Theatre, Chapel, etc.
