Prudhoe is an attractive town located approximately 16 kilometres (10 miles) west of Newcastle and 22 kilometres (14 miles) east of Hexham. Road access to the town is by way of the A695 which connects to the A1 to the east and in turn the A69 to the west; both of which provide excellent access to the wider road network. The site is ideally located being within close proximity to the town centre to the south along with Prudhoe Rail station to the north west. The River Tyne is located within close proximity to the north.

The site comprises approximately 2.49 Ha (6.15 acres) and is regular in shape sloping from north to south. It is currently undeveloped being greenfield in nature. The site is bounded by Broomhouse Lane to the north, Station Road to the west, Cranleigh Grove and open land to the south with adjacent residential dwellings creating the eastern boundaries. There is currently no vehicular access; however, in accordance with the approved outline planning permission, the primary vehicular access will be taken from Station Road to the south west of the site. A secondary access will also be taken via Tilley Crescent to the north east of the site. The surrounding area comprises a mixture of residential dwellings and open fields. The River Tyne creates a natural boundary to the north.
