LOCATION: This southern Bent county ranch consists of 34,153 acres. The headquarters are located approximately 16 miles southeast of Las Animas, Colorado and are easily accessible via State Highway 101 and all-weather county roads. Las Animas is the County Seat for Bent County. The ranch headquarters is located in the northeast corner of the Ranch. Located at this site is a moderate three bedroom, one bathroom manager’s home. The pipe corrals located here are well-suited for doctoring as well as working and shipping cattle. There are 2 sorting pens, 6 holding pens with 3 connected to a shelter and 3 larger pens. There is a larger set of corrals that are centrally located on the Ranch; These corrals are also of pipe construction with 2 large holding pens, 2 medium holding pens, and an excellent working facility.

GENERAL DESCRIPTION: The Caddoa Creek Ranch is a well balanced ranch operation consisting of flat and rolling pastures as well as rocky-sided draws with large bottom meadows along Caddoa Creek. Caddoa Creek runs through the ranch for approximately 6 miles, offers a drainage area filled with rocky ridges and hillsides with meadows along its banks. Exploring the ranch and viewing all of the old rock homesteads reminds one of the true old west spirits that the ranch exhibits.

LEASE ACRES: Caddoa Creek Ranch combines its deeded acres with State Lease lands, which are situated throughout the ranch. This aids in the protection of the lease holdings. The State Lease lands are currently leased on a per animal unit month (AUM), with 612 AUM allowed by the State on State leased lands.

WATER: There are 2 named creeks on the ranch and various draws into the creeks. One of the creeks, “Caddoa Creek” traverses about 6 miles of the ranch. Other sources of water on the ranch are four submersible well pumps. The wells are connected to a large buried pipeline system, which cover some 55 miles of the

ranch, serving some 33 livestock tanks. The number of tanks served by each well is determined by well capacity and controlled by valves. In addition to this water pipeline network, there are several natural springs and dirt ponds throughout the ranch and a few wind driven water wells

and water tanks. A separate submersible water pump is dedicated to the house and improvements.

OPERATION:

The ranch lends itself to either a cow/calf operation or a yearling, stocker operation, or a combination of both. The ranch is fenced into 20 pastures, which vary in size and are all well fenced and watered. The fences vary from 4 to 5 barbed wire with steel and cedar posts.

TERRAIN: The ranch has terrain that ranges from level to rocky breaks, with some rolling hills. The Caddoa creek runs north and south through the Ranch on the eastern side. This is where the larger draws and bottom meadow areas are located. The sod cover is good, with little marginal land.

WILDLIFE: Caddoa Creek Ranch is home to a sizeable population of quail, mule deer and antelope.
