PROPERTY DATA LOCATION Canyongate ranch is located in the scenic Huerfano River Valley. This valley lies in south central Colorado and is bordered by the Sangre de Cristo Mountains on the west and the Wet Mountains on the east. Less than 25 miles from I-25, the ranch has excellent access year-round via Colorado State Highway 69 and county roads. Less than a two hour drive from Colorado Springs, the ranch is about five miles east of Gardner. Walsenburg, the nearest large town is about 25 minutes away. Being somewhat removed from the major tourist destinations, this part of Colorado remains undiscovered while offering reasonable land prices and some of the most scenic mountain vistas found anywhere in the state.
The ranch has a year-round spring and several seasonal creeks. It also contains several erosion control dams which hold water for several months. The spring was improved in 2006 and was piped to supply a 5,000 gallon cistern. The overflow of the cistern flows into a small pond created by an erosion control dam. Most of the acreage is fenced. There is also a water right to half the flow from a spring in the Greenhorn Wilderness Area. The ranch provides access to two scenic canyons, South Red Canyon and Red Canyon. About half of South Red Canyon is in the leased BLM and the other half is in the National Forest and the Greenhorn Mountain Wilderness Area. The canyon provides easy access and a gentle climb to the south end of the Wilderness Area next to Badito Cone, an extinct volcano. A pretty spring, surrounded by large aspen trees, is also in this canyon. This southern end of the Wilderness Area and National Forest is surrounded by private land, has little access and sees little use by the public. This is some of the most remote and lightly used wilderness in the state. In addition to the National Forest, the other sides of the ranch are surrounded by large ranches affording exceptional end of the road privacy.
PROPERTY Consisting of 2,120± total acres, 1,040± are deeded and 1,080± are Bureau of Land Management (BLM) lease. Most of the deeded acreage is relatively flat grassland with interspersed pinon, juniper, and cedar. There are prime building sites on the east end of the ranch and a mesa on the west end of the ranch all of which have 360 degree views of the Spanish Peaks, Greenhorn Mountain, the Sangre de Cristo Mountains, and many others. Many of these mountains are also visible from all parts of the ranch. The more heavily wooded BLM is steeper with IMPROVEMENTS & UTILITIES interesting rock formations in several canyons. RECREATION Elk, deer, bears, mountain lions and wild turkey are abundant and hunting can be exceptional. Access to thousands of acres of National Forest and Wilderness provide unlimited recreation. The area contains many miles of trails for horseback riding, ATV’s, motorcycles or hiking. The nearest boating and golf is about 30 minutes away at Lathrop State Park. ASSEMBLAGE The Canyongate Ranch is contiguous with the 1,400± acre Kickback Ranch, also listed by Fuller Western.
