RECOMMENDATION Continue the public hearing to the April 10, 2012 meeting. DISCUSSION On January 20, 2012, the Palos Verdes Art Center (PVAC) submitted a request for Conditional Use Permit and Variance Revision 'A' and a Site Plan Review application to request approval of an expansion to the ceramic storage area adjacent to Building A and nine (9) new rooftop mechanical equipment units. The application was deemed complete for processing on February 6, 2012, after the applicant submitted the necessary information to process the application. Additionally, on February 6, 2012, Staff mailed notices to 55 property owners within a 500-foot radius from the subject property, notifying interested properties of a February 28, 2012 public hearing on the application and providing a 15-day time period for the submittal of comments and concerns. In addition, a Public Notice was published in the Peninsula News on February 9, 2012. On February 22, 2012, the PVAC notified Staff that the location of the mechanical equipment units needs to be changed and new plans need to be submitted. Therefore, at the request of the PVAC, on February 28,2012, the Planning Commission continued the public hearing to March 27,2012. On March 13,2012, the PVAC submitted a letter (attached) granting a 90-day extension to the Permit Streamlining Act and requesting that the Planning Commission continue the public hearing to a meeting in April 2012 to allow more time to verify the number and locations of the necessary mechanical equipment units, and to provide updated plans to the

the Planning Division. As the first available meeting is April 10,2012, Staff recommends that the Planning Commission continue the public hearing to April 10, 2012. ADDITIONAL INFORMATION Public Correspondence As a result of the February 6, 2012 Public Notice, Staff received one (1) comment letterfrom a concerned resident related to visibility of the proposed mechanical equipment units as seen from above the facility. This comment letter, and any additional comment letters received by the City, will be attached and addressed in the April 10, 2012 Planning Commission Staff Report. Decision Deadline The decision deadline for this application was April 7, 2012. Since the applicant has granted a gO-day extension to the Permit Streamlining Act, new decision deadline is July 6, 2012.
