CONTRACTOR RESPONSIBILITY FOR THE WORK

THESE GENERAL NOTES ARE TO APPLY TO MASONRY REPAIRS FOR THE HISTORIC GYMNASIUM. THE MASONRY STRUCTURE IS LISTED ON THE NATIONAL HISTORIC REGISTER OF HISTORIC PLACES. THE BUILDING WAS CONSTRUCTED IN THE LATE 1930'S AS PART OF THE PUBLIC WORKS ADMINISTRATION (PWA) PROGRAM. AS SUCH, THE MASONRY RESTORATION WORK SHALL BE COMPLETED IN ACCORDANCE WITH RECOMMENDATIONS FOR PRESERVATION OF HISTORIC STRUCTURES AND REQUIRES CAREFUL ATTENTION TO THE PERIOD SPECIFIC FEATURES OF THE BUILDING.

STABILIZE CRACKS, INCLUDING STAIR-STEP CRACKS IN MORTAR AND CRACKS THROUGH BRICK UNITS, BY INSTALLING STAINLESS STEEL HELIBAR CRACK STITCHES 1/4" IN DIAMETER BY 40" LONG AS MANUFACTURED BY HELIX. PLACE HELIBAR UNITS AT TWO MORTAR BED JOINTS ABOVE AND BELOW THE VISIBLE CRACK AND AT MAXIMUM OF FOUR MORTAR BED JOINT INCREMENTS WHERE THE CRACK IS PRESENT. AT LARGE CRACKS AS NOTED ON THE PLANS, PLACE HELIBAR AT THREE MORTAR BED JOINT SPACING. WHERE EXISTING CRACKS EXTEND TO THE BASE OF WINDOWS OR OTHERWISE EXTEND TO MASONRY BOUNDARIES, THE FIRST HELIBAR SHALL BE PLACED NOT MORE THAN TWO MORTAR BED JOINTS FROM THE END SURFACE.

ALL AREAS WHERE PREVIOUS REPOINTING MORTAR WAS PLACED THAT DOES NOT MATCHING THE ORIGINAL MORTAR COLOR OR TEXTURE (IE. WHERE MORTAR HAD BEEN PAINTED) SHALL BE REPOINTED. REPOINT AREAS WHERE MORTAR HAS DETERIORATED, CRACKED, OR IS MISSING. POINT MORTAR BED JOINTS WHERE CRACK STITCH BARS HAVE BEEN PLACED.

THE SHEET KEY NOTES ATTEMPT TO DOCUMENT THE ITEMS OF REPAIR AND AREAS THAT REQUIRE SPECIAL CONSIDERATION FOR RESTORATION; INCLUDING BUT NOT LIMITED TO REMOVAL OF FOREIGN OBJECTS, CRACK REPAIR, REPOINTING, AND FILLING OF HOLES AND PENETRATIONS. THE KEY NOTES, HOWEVER MAY NOT DOCUMENT EVERY ITEM REQUIRED TO BE ADDRESSED ON THE BUILDING. THE CONTRACTOR SHALL VISIT THE SITE TO BECOME FAMILIAR WITH THE STRUCTURE AND ALL ASPECTS OF THE WORK INDICATED ON THE PLANS, NOTES, AND SPECIFICATIONS.

CLEANING SHALL INCLUDE A COMBINATION OF A CHEMICAL SOLUTION SOFTENING AGENT FOLLOWED BY A HOT WATER RINSE. CLEANING SOLUTION SHALL BE PROSOCO LIGHT DUTY CONCRETE CLEANER USED IN STRICT CONFORMANCE WITH MANUFACTURER'S RECOMMENDATIONS. IMPROPER USE OR TOO HIGH OF CONCENTRATION OF CLEANING AGENT CAN REMOVE PIGMENT OR CAUSE OTHER UNWANTED EFFECTS TO THE MASONRY. TEST CLEANING OPERATIONS IN A SMALL, INCONSPICUOUS AREA BEFORE APPLYING TO LARGE WALL AREAS. PROTECT ADJACENT SURFACES INCLUDING BUT NOT LIMITED TO WINDOWS, DOORS, ROOFING MEMBRANES AND FLASHING, AND MECHANICAL SYSTEMS FROM CLEANING PRODUCT.

PRECAST CONCRETE ELEMENTS

MORTAR RECIPE

WATER REPELLENT AND CONSOLIDANT

REPOINTING MORTAR SHALL CLOSELY MATCH THE HARDNESS, COLOR, AND TEXTURE OF THE ORIGINAL MORTAR. PREPARATION OF THE MORTAR RECIPE REQUIRES ADVANCE PLANNING AND TRIAL BATCHES TO ATTAIN THE PROPER CHARACTERISTICS TO MATCH THE ORIGINAL MORTAR.

FOLLOWING ALL REPAIRS AND CLEANING, APPLY TWO "WET ON WET" APPLICATIONS OF PROSOCO H-40 SURE KLEAN WEATHER SEAL AND PROTECTIVE COATING. APPLY BOTH APPLICATIONS WITH A 6 INCH RUN DOWN DURING APPLICATION. FOLLOW MANUFACTURER REQUIREMENTS FOR PREPARATION AND APPLICATION TO ENSURE SUCCESSFUL APPLICATION. COMPLETE A TEST APPLICATION IN A SMALL INCONSPICUOUS LOCATION TO VERIFY COMPATIBILITY OF USE AS THE PRODUCT MAY SLIGHTLY DARKEN THE MASONRY.

THE RECOMMENDED MORTAR RECIPE IS AS FOLLOWS: PORTLAND CEMENT - 1 PART BY VOLUME TYPE 2 HYDRATED LIME - 2 PARTS BY VOLUME WELL GRADED SAND - 9 PARTS BY VOLUME

DO NOT APPLY WATER REPELLENT AND CONSOLIDANT TO TERRA COTTA SURFACES. COORDINATE APPLICATION SCHEDULE WITH OWNER TO APPLY WHEN BUILDING IS NOT IN USE

NOTES: 1. WHITE PORTLAND CEMENT OR A COMBINATION OF WHITE AND GRAY PORTLAND CEMENT MAY BE USED TO FACILITATE MATCHING THE DESIRED COLOR. 2.

CAREFUL EVALUATION OF DIFFERENT LOCAL SANDS IS IMPORTANT TO IDENTIFY THE OPTIMAL SAND TO REPLICATE TEXTURE, COLOR, AND COMPRESSIVE STRENGTH.

MINERAL OXIDE PIGMENTS SHALL BE ADDED AS NEEDED TO PROVIDE COLOR TO MATCH THE ORIGINAL MORTAR. CARE SHOULD BE USED IN ADDING PIGMENT AND IT IS RECOMMENDED THAT PIGMENT BE MEASURED BY WEIGHT DUE TO THE SENSITIVITY OF COLORATION CHANGE WITH SMALL DIFFERENCES IN PIGMENT CONTENT.

MORTAR MIXING INSTRUCTION: WHEN MIXING, ADD HALF OF EACH OF THE DRY INGREDIENTS, AND ADD HALF OF THE PIGMENT SLOWLY SO THAT IT MIXES EVENLY INTO THE DRY INGREDIENTS. MIX FOR 5 MINUTES. ADD THE SECOND HALF OF THE DRY INGREDIENTS AND SLOWLY ADD THE SECOND HALF OF THE PIGMENT. MIX FOR FIVE MINUTES SLOWLY ADD FRESH POTABLE WATER INTIL THE MORTAR IS STIFF BUT WORKABLE. MIX FOR 10 TO 15 MINUTES AND ADD SMALL AMOUNTS OF WATER AS NECESSARY TO OBTAIN A STIFF BUT WORKABLE MORTAR.

MORTAR SAMPLES AND MOCKUPS MIX SEVERAL SAMPLES OF MORTAR USING THE MIX RECIPE INDICATED ABOVE. ADD PIGMENTS AT DIFFERING QUANTITY TO MATCH THE ORIGINAL MORTAR COLOR. MAINTAIN ACCURATE RECORDS OF EACH SAMPLE. SAMPLES MAY BE COMPACTED APPROXIMATELY 1/2" DEEP IN A PAPER CUP OR SIMILAR CONTAINER AND ALLOWED TO DRY TWO TO FIVE DAYS. REMOVE SAMPLES AND BREAK INTO TWO PIECES. COMPARE THE BROKEN SURFACE OF THE SAMPLE TO THE ORIGINAL MORTAR COLOR. RECREATE SAMPLES AS NECESSARY TO MATCH THE ORIGINAL COLOR. THE MIX PROPORTIONS OF CEMENT, LIME, AND SAND SHALL NOT BE CHANGED TO MODIFY THE MORTAR COLOR. UPON ACHIEVING AN ACCEPTED AND APPROVED COLOR MATCH, A MINIMUM OF TWO 12" BY 12" MOCKUPS SHALL BE PREPARED IN INCONSPICUOUS LOCATIONS TO TEST THE MORTAR. PREPARE MOCKUPS WITH MATCHING SHAPE AND TEXTURE OF THE ORIGINAL MORTAR. CHECK COLOR COMPARISON AFTER 3 TO 5 DAYS FOLLOWING CURE OF THE MOCKUP AND ADJUST AS NEEDED TO OBTAIN MATCHING MORTAR.

PRECAST CONCRETE ACCENTS TYPICALLY HAVE AN OPEN JOINT BETWEEN THE ELEMENT AND THE MASONRY WALL. WOOD FILL/SPACERS ARE PRESENT AT SOME LOCATIONS AND SHALL BE REMOVED FROM THE JOINT. SEAL JOINT WITH REPOINTING MORTAR, PLACE FOAM BACKER ROD WHERE NECESSARY DUE TO JOINT DEPTH AND/OR WIDTH.

QA/QC

PROPERLY CLEAN MASONRY AND PRE-CAST CONCRETE ELEMENTS TO REMOVE SOIL STAINING, HARD WATER DEPOSITS, PAINT DRIPS, EFFLORESCENCE, MOSS, AND OTHER SURFACE CONTAMINANTS. CLEANING THE MASONRY PRIOR TO REPOINTING OR MATCHING OF MORTAR COLOR AS THE TRUE COLOR WILL BE BROUGHT OUT THROUGH THE CLEANING PROCESS.

HOLES AND PENETRATIONS THROUGH THE BRICK SHALL BE FILLED WITH MORTAR COLORED TO MATCH THE BRICK FACING. MORTAR SHALL MATCH THE MORTAR RECIPE BELOW AND SHALL BE PREPARED WITH COLOR SAMPLES TO MATCH THE BRICK, APPLY TO TEST SECTIONS AS INDICATED. PREPARE AND CLEAN HOLES AS NOTED FOR REPOINTING. FOR THROUGH PENETRATIONS INSTALL FOAM BACKER MATERIAL PRIOR TO PREPARATION FOR FILLING THE HOLE AT THE FACE UNIT.

BRICK REPAIR & HOLES AND PENETRATIONS THROUGH BRICK

EXPOSED PORTIONS OF STEEL PLATES ON OR EMBEDDED IN THE MASONRY OR PRECAST ELEMENTS SHALL BE CLEANED TO BARE METAL WITH ABRASIVE WHEEL OR BRUSH TAKING CARE TO NOT ABRADE THE MASONRY. APPLY EXTERIOR COMMERCIAL GRADE PRIMER AND PAINT. COORDINATE PAINT COLOR WITH OWNER.

MASONRY REPAIR NOTES

PAINT COATINGS ON THE MASONRY AND MORTAR SHALL BE REMOVED BY APPLYING PROSOCO HEAVY DUTY PAINT STRIPPER WITH PRESSURIZED HOT WATER RINSE FOLLOWED BY APPLICATION OF PROSOCO SURE CLEAN SURFACE NEUTRALIZATION WITH HOT WATER RINSE AS PER MANUFACTURER RECOMMENDATION.

CLEAN AND REPAINT METAL PIECES POINT THE VOID REMAINING IN THE MORTAR BED JOINT AS PER THE REPOINTING REQUIREMENTS INCLUDING SHAPING AND TEXTURING THE JOINT TO MATCH THE EXISTING MORTAR.

CLR

PREVIOUS JOINT REPAIRS WITH NON-MATCHING MORTAR HAVE BEEN MASKED BY PAINTING THE MORTAR. REMOVE PAINT AND PAINT/STAIN ON MASONRY ADJACENT TO WINDOWS OR OTHER COMPONENTS.

MORTAR SHALL BE PROPERLY CURED BY KEEPING DAMP BUT NOT WET FOR A MINIMUM OF 3 DAYS FOLLOWING PLACEMENT. FAILURE TO MAINTAIN CURING STANDARDS DECREASES THE QUALITY, EFFECTIVENESS, AND LIFE OF THE MORTAR. MORTAR MUST NOT FULLY DRY OUT DURING THE CURING TIME. CURING REQUIREMENTS SHALL BE STRICTLY ENFORCED.

CLEAN THE MASONRY 3. REMOVE INSERTS, NAILS, UNUSED ANCHORS, FASTENERS AND UNUSED OBJECTS FROM THE MASONRY 4. COMPLETE CRACK REPAIR, REPAIR HOLES, AND REPOINT 5. CLEAN AND PAINT METAL PIECES TO REMAIN ON BUILDING 6. SEAL AROUND PRECAST CONCRETE ELEMENTS 7. APPLY WATER REPELLENT AND CONSOLIDANT

WHERE LARGE CRACKS PROPOGATE THROUGH THE BRICK, THE CRACK THROUGH THE BRICK SHALL BE FILLED WITH MORTAR AS INDICATED IN THE BRICK REPAIR & HOLES AND PENETRATIONS THROUGH BRICK SECTION BELOW.

CURING MORTAR

GENERAL ORDER OF THE WORK

WHERE SMALL CRACKS PROPAGATE THROUGH THE BRICK, REPAIR BRICK WITH A TWO PART EPOXY RESIN TAKING CARE TO ENSURE THAT THE EPOXY DOES NOT CONTAMINATE THE FACE OF THE MASONRY. THE REPAIR PRODUCT AND VISCOSITY OF THE EPOXY TO BE DETERMINED BY CRACK WIDTH. TEST PRODUCT AT AN INCONSPICUOUS LOCATION TO ENSURE COMPATIBILITY FOR THE WORK.

TEXTURE THE MORTAR JOINT BY BEATING WITH A NON-METALIC STIFF BRISTLED BRUSH AFTER THE MORTAR HAS ACHIEVED AN INITIAL SET TO A DAMP, SAND-CASTLE CONSISTENCY SUCH THAT IT DOES NOT SMEAR OR SQUISH OUT WHEN BEATING WITH THE BRUSH. AT THE CORRECT CONSISTENCY, 5 TO 8 HITS WITH THE STIFF BRISTLED BRUSH SHOULD CREATE A TEXTURE TO MATCH THE EXISTING WEATHERED MORTAR.

ALL MATERIALS AND PRODUCTS TO BE USED ON THE PROJECT SHALL BE SUBMITTED TO THE ENGINEER FOR REVIEW AND APPROVAL IN ACCORDANCE WITH THE GENERAL CONDITIONS FOR SHOP DRAWINGS PRIOR TO USE ON THE PROJECT. CLEAN MORTAR SMEARS FROM THE BRICK FACE WITH A MASONRY SPONGE BEFORE SMEARS DRY ON THE MASONRY.

PLACE GROUT INTO THE BACK OF THE SLOT AND PRESS HELIBAR CRACK STITCH BAR INTO THE WET GROUT, INJECT SECOND BEAD OF GROUT INTO THE PREPARED SLOT AND AGAINST THE CRACK STITCH BAR WHILE FIRST GROUT IS STILL WET AND IN ACCORDANCE WITH MANUFACTURER'S RECOMMENDATIONS. KEEP THE HARDENED GROUT WET FOR A MINIMUM OF TWO TO THREE DAYS.

MATERIAL AND PRODUCT SUBMITTALS

FILL THE BACK HALF OF THE PREPARED JOINT WITH REPOINTING MORTAR AND FIRMLY COMPACT IN PLACE AGAINST THE EXISTING MORTAR. ALLOW TO SET FOR 48 HOURS WHILE KEEPING THE MORTAR DAMP. AFTER 48 HOURS, RE-WET THE JOINT AND FILL THE REMAINING JOINT SPACE TO THE PROFILE DEPTH.

REFER TO SECTION 8 OF THE PROJECT GENERAL CONDITIONS FOR SUBSTITUTIONS FOR MATERIALS OR EQUIPMENT IDENTIFIED ON THE DRAWINGS OR SPECIFICATIONS BY REFERENCE TO BRAND NAME, PRODUCT, OR CATALOG NUMBER. CLEAN SLOT WITH COMPRESSED AIR AND FLUSH WITH WATER THOROUGHLY. PREPARED MORTAR JOINT SHALL BE THOROUGHLY WETTED AT TOP BOTTOM AND SIDES PRIOR TO PLACING HELIBOND GROUT, MANUFACTURED BY HELIFIX. DEPENDING ON THE ABSORBENCY OF THE BRICK TWO TO THREE WETTINGS SEVERAL MINUTES APART MAY BE REQUIRED TO OBTAIN A SATURATED SURFACE DAMP CONDITION. PRE-WET THE PREPARED MORTAR JOINT ONE TO THREE MINUTES BEFORE PLACING THE GROUT.

SUBSTITUTIONS

PRE-WET ORIGINAL BRICK AND MORTAR 15 TO 30 MINUTES BEFORE APPLYING REPOINTING MORTAR TO LIMIT WATER ABSORPTION FROM THE MORTAR INTO THE EXISTING MASONRY. AT TIME OF MORTAR APPLICATION THE EXISTING BRICK SHOULD BE DAMP, BUT NOT HAVE STANDING WATER ON IT.

CONTRACTOR SHALL VERIFY AND FOLLOW REGULATORY REQUIREMENTS FOR COLLECTION AND DISPOSAL OF WASTE WATER.

WHERE CRACKS ARE LOCATED NEAR A CORNER THE CRACK STITCH BAR SHALL BE WRAPPED AROUND THE CORNER IN ACCORDANCE WITH MANUFACTURER RECOMMENDATIONS. FOLLOW MANUFACTURER RECOMMENDATIONS FOR SLOT DEPTH, HOWEVER, SLOT DEPTH SHALL NOT BE LESS THAN 1-1/2 INCHES. REMOVE ALL MORTAR OFF THE TOP AND BOTTOM OF THE BRICK IN THE JOINT AND SQUARE CUT THE ENDS OF THE SLOT AT A 90 DEGREE ANGLE TO THE FACE OF THE WALL.

MORTAR JOINTS FOR REPOINTING SHALL BE CLEANED OUT A MINIMUM OF 1 INCH AND AS REQUIRED TO ACHIEVE SOUND EXISTING MORTAR. REMOVE MORTAR FROM TOP, SIDES, AND BOTTOM OF EACH BRICK WITHOUT CHIPPING, GRINDING OR OTHERWISE DAMAGING THE EXISTING BRICK. ENDS AND CORNERS OF MASONRY JOINTS SHALL BE RAKED OUT TO A 90 DEGREE ANGLE. THOROUGHLY CLEAN DUST AND DEBRIS FROM THE JOINT WITH COMPRESSED AIR OR VACUUM AND LIGHTLY FLUSH WITH LOW PRESSURE WATER.
