We are proud and honored to have obtained an exclusive listing on a quality, extremely well improved working cattle ranch with the added benefit of outstanding horse facilities. The Covered S Ranch is well located between Lubbock and Snyder, Texas. Access to the ranch is provided by miles of US Highway frontage and paved farm to market road frontage. The extreme north section of the ranch is just south of, and actually touches, the boundary edge of Lake Alan Henry.

The property has been owned and operated by the current ownership for 15 years and is now, for the first time, being offered for sale, as the owner plans to retire and relocate. During this current ownership substantial improvements have been made to the ranch. Briefly, major improvements include the construction of a beautiful new owner’s home, a covered cutting arena, pipe shipping pens, roping arena, huge horse barn, paved interior ranch roads servicing the headquarter improvements, equipment shed/apartment, approximately 80 miles of new ranch fencing, 11 miles of pipe and sucker rod fencing, and approximately 12,500 acres of sculptured brush work and reseeding with native grass. Additionally, the two houses that were on the property at the time of purchase have also been remodeled. Without question the owner has been extremely busy improving and caring for this property. The Covered S Ranch has a topography that ranges from gently rolling to broken. The rim of the Caprock Escarpment forms much of the western boundary of the property. This rugged rim rock forms a natural boundary between the Rolling Plains and the South Plains of Texas.

A predominant feature of the ranch is Flat Top Mountain, which is located in the north-central portion of the property. Elevations on the ranch range from 2,800 feet along the Caprock Escarpment and Flat Top Mountain to approximately 2,300 feet in the lower country, near Lake Alan Henry. Flat Top Mountain can be seen for many miles, as it elevates approximately 400 – 500 feet above the surrounding land. It is a dominant feature on the property and serves as an excellent landmark for the ranch and for the entire general area.

When the property was bought by the current ownership approximately 15 years ago, mesquite was moderate to dense throughout the more level and rolling country, with cedar infestations being dense along the rougher side slopes and rocky ridges elevating to Flat Top Mountain and the Caprock Escarpment. Now, after years of extensive brush management, much of the ranch has a more open appearance because of the brush eradication, and the carrying capacity of the property has been increased substantially.

The brush was eradicated by the use of mechanical methods (excavators), and much thought and planning went into this long-term process. The process of brush sculpting is the selective grubbing/eradication of brush and trees, done to give the country a more open appearance, enhance esthetic appeal, improve grass and forage production, decreased erosion, plus enhance water features and wildlife habitat. In order to maintain quality wildlife habitat, corridors of tree cover were not disturbed along draws and established traveled lanes so that wildlife would have plenty of protected areas in order to flourish. Last year, a fire spread through the south end of the ranch and this portion of the Covered S is now in the recovery process.

The Covered S Ranch is fenced and crossfenced into approximately 13 pastures and several smaller traps. The largest pasture on the ranch is approximately 3,000 acres. Most of the fences are in good to new condition. Typical ranch fences have 5 strands of barbed wire with steel T posts and wire or cedar staves. Some of the newest fencing is net wire with a single strand of barbed wire on top. Totally, the owner has replaced approximately 80 miles of interior and exterior fencing in the past 10 years or so. Approximately 13 miles of fencing has been replaced in the past 12 months. Corner posts are of heavy gauge pipe construction and pastures are accessed by cattle guards and/or 16 foot pipe gates. In order to best handle livestock movement from pasture to pasture, at every gate and every corner of adjoining pastures, 150 foot sections of heavy duty pipe and sucker rod fencing are in place in order to best handle cattle pressure in these critical crowding of livestock pressure areas. This ensures that movement of cattle from pasture to pasture and crowding of livestock in these critical pressure areas will be handled without suffering damage to fences. Livestock and domestic water is furnished by approximately 21 windmills, several electric submersible wells and around 27 earthen tanks. Additionally, there are several dependable live springs towards the south end of the ranch. The ranch is considered to be very well watered and water quality is generally good.

Most of the wells are in the 200 - 250 foot depth range and are of good quantity. The three electric submersible wells that service the headquarters complex are capable of pumping around 40 gallons per minute each.

As previously mentioned, the Covered S Ranch is extremely well improved, and all improvements are very well maintained. The owner’s home is nearly new and was built in late 2009 and finally completed in early 2010. It contains over 3,700 square feet of living area with approximately 6,500 square feet under roof. This home is a combination of attractive rock and treated rough lumber siding exterior.

The interior features 4 bedrooms, 3 full bathrooms, an open dining/kitchen/living area, office, utility/mud room and an attached 3 car garage. The living area has a high cathedral ceiling with exposed beams and tongue and grove ceiling. A large rock fireplace is the centerpiece of the living area. Granite counter tops are located throughout the house. This attractive home has both open and screened in porches, offering the perfect setting for ranch living and entertaining.

At the time the ranch was purchased there were two homes located on the ranch. The manager’s house contains 3 bedrooms and 2 baths and a smaller hand house also has 3 bedrooms and 2 baths. Both of these houses have been remodeled in recent years. The horse barn is an MD Barn Company Pre-Fabricated building that contains approximately 5,500 square feet. This large barn was constructed in 2000. The interior features 14 box stalls with a center breezeway, feed room and tack room. A wash rack is located adjacent to the barn. Twelve foot overhangs are located on each side of the barn and some of the stalls have 84 foot long pipe runs. These pipe runs have partitioned gates so they can be split, if needed.

A lighted covered cutting horse arena was constructed in 2008. The covered arena top measures 185 feet by 200 feet and is constructed of large steel frame supports with a metal roof. Each steel support is anchored by buried concrete pillars to a depth of 18 feet.

The 180 foot circular diameter round pen is constructed of pipe, sucker rod and cedar staves. The arena roof has a specially designed rain gutter system that drains water from the roof through an underground pipe network, ultimately carrying rainwater to an earthen tank near the area. A submersible pump is used to pump this runoff water into a sprinkler system used to water the arena. Approximately 40 truckloads of sand were hauled to the arena floor. The equipment shed was also built in 2008. This all steel structure contains approximately 6,250 square feet and has a 2 bedroom 1 bath apartment located on the west side of the structure. There are many additional improvements located at the headquarters complex, including pipe and sucker rod livestock feed pens, a 135 foot by 300 foot lighted roping arena, a hot walker, a 135 foot by 135 foot square cutting pen, the main set of pipe shipping pens which are equipped with hydraulic chute and livestock scales, a shop building and a well designed dog kennel. Additionally, two very well constructed sets of pipe working pens are conveniently located on the property for ease in handling livestock. Several years ago, the owner paved the main road from the highway into the headquarters compound. This road is in excellent condition and provides year around access to and from the highway.

During the current ownership, no commercial hunting has occurred on the property. The owner has spent the majority of his time not only improving the grazing potential, but also enhancing wildlife habitat through his continued brush sculpting program. Additionally, deer and quail feeders have been strategically located throughout the property. The owner and only a few of his close friends have hunted this fine property. Historically, this area is known as quality quail and dove country, but other game found on the ranch includes a resident antelope herd, mule deer, whitetail deer, aoudad and turkey.

Normally, this area receives in excess of 20 inches of precipitation per year; 21.5 inches at nearby Lake Alan Henry and 22.5 inches just southeast of the ranch at Snyder, Texas. Last year, however, Texas and this general area suffered the worst drought in memory. Records indicate 2011 was the most severe drought on record, or in the past 100 years. As example, in 2011, the official gauge at Lake Alan Henry reported only 5 inches of rain for the entire year, rather than the normal of 21.5 inches. Prior to this drought, the Covered S Ranch was typically stocked with approximately 750 mother cows, and around 135 replacement heifers plus bulls. Currently, the property is approximately half stocked in an effort to recover from last year’s historic drought. An established wind farm is located on top of the Caprock Escarpment, overlooking the Covered S Ranch. All wind rights will convey with the property.

The mineral estate was reserved many years ago and oil production is located along the west edge and northwest portion of the ranch. It is estimated that approximately 20% – 25% of the property is encumbered by production, some of which is very lightly scattered, while other areas are more densely impacted. A new transmission line is in place or currently under construction on the eastern portion of the ranch.

One deeded section of the ranch lies outside the ranch boundary fences and is located inside a neighboring ranch; however, the neighboring property has an equivalent section of their ranch property located inside the boundaries of the Covered S. These two “trade out” sections have been operated on this basis for as long as anyone can remember. This is a “hand shake” agreement, which has benefited both parties. The Covered S Ranch represents one of the larger, and most notably, well improved ranches in this part of Texas.
