This iconic building developed by Vitcorp Ltd and designed by award winning architects Duggan Morris Architects has created circa 15,253sqft of commercial development in the heart of Shoreditch, East London.



The project is set within a conservation area defined by a Georgian grain of brick warehouses. The existing building has been fully remodelled behind a retained brick façade, creating a modern office and retail space which contributes thoughtfully to the street. Above this, three new floors of contemporary office space extends from the front into the back of the site. The rear of the site is sculpted to form a series of terraces to respond to the maximum opportunity within this densely inhabited block.

Site history & context

141 -145 is located at the northern end of Curtain Road, close to the intersection with Old Street. The property is set in a large urban block within a dense patchwork of buildings.

Historically, Shoreditch has existed on the margins of the city. The industrial revolution and economic migration from Europe saw the area develop as an industrial workshop, the legacy of which is evident in the architectural character of the area.

The property at 141-145 Curtain Road sits at the midpoint of a continuous terrace of Georgian warehouses between Old Street and Rivington Street, defining the eastern edge of a larger urban block. The entire ground floor level is street-facing.

In this last decade the area has developed into a diverse hub of design and creative collectives and more recently, fashion and TMT organisations.

Exterior

The newly developed building retains a three storey brick base, of Georgian origin, crowned by a 3 storey lightweight contemporary extension designed to complement the street morphology and embracing the changes in height and indents of the street pattern. A key characteristic of the conservation area is the layering of grids across the façade with strong vertical and horizontal bands, as well as a mix of architectural styles, scale and texture. Originally 141-145 Curtain Road existed as three separate buildings, which although have become conjoined over time, are still discernible. The building’s intervention acknowledges this arrangement, but does so asymmetrically by cutting a large double height void out of the body of the façade above 141 Curtain Road.

The new addition is a distinct element within the continuous façade. The language of the new extension is one of lightness and delicacy, which expresses a separation between the old and the new. The façade at high level is folded and perforated in order to create a delicate lightweight skin to the new additional storeys. The composition of folded and perforated metal, with large panels of flush bonded frameless glass, creates movement and undulation across the entire façade, in contrast to the heavy grid of the Georgian context. The massing responds directly to the daylight requirements of the neighbouring properties, and various options were tested to find an appropriate way to articulate these hidden façades.

Day The upper floors are designed as a composition of asymmetric bays, with a large void cut away at the junction with 139 Curtain Road to reveal the depth of the urban block.

Rear elevation The building cuts back at the rear to open up a series of terraces, each benefitting from views across the city.

Interior The internal spaces to the upper floors (levels 3, 4 & 5) are screened by a perforate panel which is externally mounted. Large glazed panels provide animated portals to the street.

01. External forecourt The forecourt will be surfaced with dark concrete linear slabs. with contrasting cast plinths defining the entrances. 02. Lighting The internal spaces will be illuminated with elegant linear extruded aluminium fittings. At night the lights will be diffused through the delicate mesh facade.

03. Wayfinding Simple graphics will enable visitors to navigate through the building.

05. Main circulation A weaved carpet will run from the main entrance lobby and throughout the stair core.

04. Ironmongery Stainless steel simple ironmongery will compliment the simple clean aesthetic throughout.

06. WC tiling A circular tile has been selected to compliment the perforated facade panels.
