SURVEY:
Purchaser can obtain a new certified survey of the property from a seller approved surveyor, said approval not to unreasonably withheld or delayed, delineating the exact boundary and acreage of the property, which shall be reviewed and approved by seller prior to the end of the inspection period, and if approved, shall be used to replace the attached survey in the purchase agreement. If purchaser does not obtain a survey from a seller approved surveyor, the deed and the computation of the sale price shall be based on seller’s description and total acreage calculation for the property.
CLOSING:
Purchaser shall take possession of the property at closing which will be held within 30 days of the effective date of the agreement.
TAXES:
Real Property Taxes will be prorated as of the date of closing.
CLOSING COSTS:
Purchaser shall pay for title policy and costs incurred due to purchaser inspection period and/or financing.
BROKERAGE:
Dempsey Auction Co. is acting as Seller’s agent and will be paid a commission by the seller. No other real estate commissions or brokers are involved with this offer.

This letter of intent is an attempt to set out terms which may be acceptable to both parties, in an effort to facilitate the preparation of a formal purchase agreement for review and consideration.
