Dear Church Family, It should be no surprise to anyone that we need to complete some repairs and maintenance to our facilities. The building is now 45 years old and a few major items are needed to be completed before the fall to ensure we have cooling this summer and heat this winter. As discussed in the presentation on Sunday, June 2, we will be moving forward in getting these needed repairs completed in a timely manner. This will ensure comfort inside for everyone as well as maximize our savings on energy payback to help cover these costs. As you review the summary again, and or are reading for the first time, please pray for God to control this and ensure this gets completed physically and financially in a way that is pleasing and honoring to Him. As Jesus met people He often met physical needs so then He could open them up to meet their spiritual needs. Our building has needs we must meet and address. Major Needed Repairs •
Boiler, piping and windows are all 45 years old

Starting with Heating and Cooling the plan is to replace current large boiler with 2 smaller energy efficient ones. These two will heat the sanctuary and entryways as well as be side by side for back up potential in years to come. By doing this we will eliminate three pumps and old loop from balance of building. This loop would take close to $40,000 to get back into working order and would not include the work/replacement to the registers’ throughout the building. We will replace 3 rooftop units (heating and cooling) as we have two that are not working now at all (no AC). The other three units will be cleaned and PM’s completed. Then we will install a central HVAC control system for all units to be tied together and programmable for maximum effectiveness as well as savings. We will stop heating and cooling all areas of the building 24/7 that do not need it. Next we will replace all windows and install insulation. Replacing all the current single pane aluminum cased windows with energy efficient thermal double paned ones with Low-E gas. Many windows are cracked/broken and glazing is falling out of these single paned aluminum windows. We will not remove the stained glass from the sanctuary, but put in place thermal pane sashes outside the stained glass to keep ascetics, but gain efficiency. These new windows are highly energy efficient, made right here in Michigan, and have a fifty year warranty. Insulation will be added above drop ceiling areas as well to help the new system work smarter not harder. We also need to fix the drive entrance and steeple. The plan for this is to cut out blacktop and pour concrete entryway that tapers to the road correctly. It will be like what the high school has done. We are also looking at cutting out the curb and sloping sidewalk to parking lot in front of
entry to Church for easy access. Then we need to resealed and paint the steeple and the Cross on the top of our building. The Elders have decided this must be done and a loan will be taken out as repairs must be done before next winter and AC fixed now. So the plan to cover the costs will be as follows: We have folks who have volunteered to match funds to $20,000 towards these repairs. A gift of $10,000 has been marked to be used on this project and we have had Consumers Energy and contractors check the building and our plans so that we should be able to have energy savings of almost 60% or more and that will be used to pay back loan as well. So to review the item breakdown we plan put in two new high efficiency (90-95%) boilers, new piping and valves for entryway’s, HVAC controls, and three new roof top units at a cost of $68,877. Forty nine (49) windows will be replaced (the entire building) for a cost of $22,400. (This equates to about $457.14 per opening/window across all sizes). This is not only for the windows themselves, but covers tear out, install and hauls old windows away as well. Insulation to be installed by ops team (and some of your help too we hope ) Approx. $4,000. Then for the concrete work entryway/and sidewalk about $4,800. Then work to the steeple (if funds can be raised) will cost approx. $15,000. So total overall costs will be: •

Overall need $115,077 To pay this back we will utilize energy savings, as well as donations. Our current monthly energy bill (budget plan) is at $2,345 per month. This annually equates to $28,140. If we manage to save even half, that would equal $14,070 annually in savings. This would be 8 year payback with no donations. It can be completed even quicker with donations applied as they come in. If we meet the match the payback will be 4.6 years from energy savings alone then. If we all get involved it can be handled quickly. Even a small amount from the group as a whole can make a huge difference. For example: Fifty people at $20 a month equates to an additional $12,000 a year towards payoff!
