CHRISTMAS MESSAGE I think everybody can agree: WHAT A YEAR! I would like to extend my warm wishes for Christmas and would also like to thank each one of you for being a part of our wonderful Estate. The Estate has gained a great reputation only because of dedicated and positive members like you. It is a pleasure for me to share our achievements of the past year with you in this newsletter. Although the Estate is still in liquidation it is only for another short while with some final matters and legislation to be finalized. It is a privilege to be part of such a group of professional and dedicated staff, who continue to strive for excellence. Today I feel proud to have such an efficient team. With the support and the commitment of everyone at Euphoria Golf Estate and Hydro we will continue to enhance our status as an outstanding Golf Estate. As we approach another Christmas season, with all the joy,
excitement and merriment that is part of the tradition I am delighted to extend Season’s Greetings to all of the stakeholders, friends, associates and partners of Euphoria Golf Estate and Hydro. Your support during the year 2015 has been tremendous and much appreciated. We thank you and pledge to work even more closely with you as we seek to transform Euphoria Golf Estate and Hydro into one of the most prestigious golf estates in the country. THE ANNUAL GENERAL MEETING The Annual General Meeting of the Euphoria Homeowners Association (EHOA) was held on Saturday, 29th August. We are pleased to report that the AGM went well and that the negotiations with Liquidators and the Banks are in final stages. The draft minutes of the AGM were emailed to all Homeowners on 2 November 2015 and are available on the Euphoria portal. We would like to thank John Stanbury, the rest of the Board and co-opted members for their dedication, hard work and extra time spent on negotiations.

A word of thanks to all the members who attended the AGM and contributed. Some members got actively involved and supported the liquidation committee. Your help and input was crucial in the negotiation process. It is good to know that we are all working hard towards the same positive outcome for this precious Estate. We are waiting for the New Year with a positive expectancy – a year with great events and projects in mind for Euphoria. As a board we are excited about the future and the changes that we will see at Euphoria. Our appreciation also goes to the General Manager, for special rates granted to Homeowners to attend the AGM.
COMPETITIONS Our MEAT COMPETITION is back in full swing having taken place on 14th November. The next competition is scheduled for 26th December. Our Meat Competitions are normally held on every last Saturday of the month. To make bookings you can contact the pro shop at (014)743-5000 or by email to headofgolf@ euphoriahydro.co.za. Our yearly CHAMPIONSHIPS were held during the weekend of 28th – 29th November 2015. This competition is only for homeowner members and affiliated members. NEWS FORM THE GOLF COURSE: We are happy to report that the Hollow Tining has gone well and the greens are in full recovery. We can also report with 100% confidence that Euphoria Golf Estate and Hydro is in an exceptionally good condition.
Euphoria Golf Club has started with the mammoth task of renovating the bunkers - a few at a time.
We are all aware of the drought and the lack of rain all over the country, with some golf courses in Limpopo really struggling to keep the greens going let alone the fairways. We are fortunate that Euphoria still has a good supply of water but we will continue to use water wisely and sparingly.
INGADI was appointed by the Euphoria Golf club to execute this specialist project and completed phase 1 by end November 2015. What a huge task! Thank you, and we are looking forward to play the course when it starts raining. Hopefully very soon.
Bunkers have been a big problem on the golf course and during the rainy season the bunkers didn’t drain well. The

NEWS FROM THE MOUNTAIN BIKE TRAIL TTRAIL The mountain bike route is improving month by month and we continue to look for ways to improve the routes. The extension of the mountain bike trail to the top of the mountain has been completed and we only need to place caution signs and markings. Please note using the mountain bike trail is at own risk. We have created a couple of new paths to the 10km and 20km route so if you have not been on the trail for a while please pop in and come and see how we have improved. Happy mountain biking and be safe. 8

NATURE ON THE ESTATE This is a beautiful tale from our Estate’s wildlife that we would like to share with you: Euphoria had only one male ostrich on the Estate and the Board granted permission to purchase a female companion for our lonely rooster. The two met and although they remained together we were beginning to think they were never going to bond with each other. That was until the two of them disappeared and then reappeared a few weeks later as proud parents of a couple of little ostriches. Sadly the youngsters did not survive and we had to live through the process a second time. During the winter we saw only one of the ostriches but in early in August the couple came out into the open again with their three new little ones. They are keeping a close watch on their brood and guard them with their lives. Our proud ostrich parents have learned to stay near our
EHOA offices and near the houses, where there is a lot of open space to prevent any predators from catching the little ones. Unfortunately, the weakest one did not make it, but we are happy to watch the two remaining ostriches getting bigger by the day and we enjoy their daily games with each other on the lawn of the EHOA Offices. We thank our Creator for the wonderful scenery and animals which we are surrounded with every day. We are truly blessed. December 2015 | Euphoria Home Owners Association eMagazine

ARCHITETURAL NEWS Currently the building of residences on two properties is nearing completion. There are now 20 houses on the Estate: 3 on top of the Mountain, 5 at the Orchards and 12 on the Golf Course. A number of owners are in the process of finalizing their plans to start building on the Estate.

BUILDING A HOUSE AT EUPHORIA (PART 1) Congratulations! You are the proud owner of a stand at Euphoria! So what now? The next steps in building a house are not always so obvious. Firstly, and very importantly: acquaint yourself with the Architectural Guidelines of the estate. DESIGN PARAMETERS Once you are familiar with the Estate Architectural Guidelines, ask yourself these design parameter questions: 1) What is the intention of the house? Is it for own use? Rental? Re-sale? Or combinations of these options? 2) How big a house do I want? Establish a brief – a “wish list”. Everything you can imagine. It may be beneficial to start a scrap book of elements or designs that you like, cuttings from magazines, pictures you have down loaded. Include elements and products in advertisements.
Include everything your heart desires from the sublime to the ridiculous. This is the point at which you are allowed to dream! 3) What is my budget? Reality check no. 1 – establish how much you are prepared to spend on your target building. Once you have the above items resolved, appoint an architect/ architectural professional to design the house for you. They will be able to advise and guide you on the choices and point at which the above design parameters intersect: function, size and budget. SKETCH DESIGNS They will then produce sketch designs, in line with the Euphoria Architectural Guidelines. These Sketch Designs must be submitted (2 copies) to the Euphoria Architectural Review Committee to ensure compliance with the Estate Rules. At the same time your submission fee to the EHOA is to be paid. Scrutiny and approval (should all be compliant) should not take longer than 2 weeks. One copy of the approved sketch design is returned to you, one copy is stored in the Euphoria Archives. Once the Sketch Designs are approved, your architect/ architectural professional will draw up Council Submission Drawings and do Energy Efficiency Calculations.

COUNCIL SUBMISSION DRAWINGS These Council Submission Drawings and Energy Efficiency Calculations (5 copies), as well as a copy of your title deeds are again submitted to the Euphoria Architectural Review Committee to ensure compliance with the Estate Rules. The drawings are again stamped and signed. Again scrutiny and approval (should all be compliant) should not take longer than 2 weeks. All 5 copies are returned to you for submission to the Mookgophong Municipality. The Municipal Submission fee is paid, and the plans are circulated within the Municipality Municipal Approvals usually take 6 – 8 weeks.

You may wish to have a Quantity Surveyor prepare a bill of quantities for the house. This should ensure fair and even pricing amongst the contractors approached for pricing. Tender drawings may include working drawings and detailing; alternatively these may be done once a contractor is appointed. Once the Municipality has approved your Council Submission Drawings and Energy Efficiency Calculations, they will return 4 sets of the drawings to you:

• 1 Set is submitted to the Euphoria Home Owners Association for archiving; • 1 Set is submitted by your builder to the NHBRC for project registration with the NHBRC fee; • 1 Set is to be kept carefully on site by the builder for Municipal Building Inspector, Bonding Institution inspection (should you bond the project) and NHBRC Inspector scrutiny. • 1 Set is for your own records, or to be copied and a set submitted to your bonding institution. You are now ready to commence with construction!
