The development site lies to the north of the Parish Church of the Holy Redeemer and comprises a parcel of land which was formerly part of the garden of the adjacent Vicarage, a large detached house of circa 1950s / 1960s construction. The northernmost point of the site is set back from the junction between Annandale Road and Days Lane. The site is generally level and is bordered by hedging along Annandale Road and Heras fencing to the south west where the site borders the Church. The western boundary comprises a timber fence. To the east of the site is a track providing access to the rear of the houses on the south side of Annandale Road, and the border is currently made up of overgrown vegetation, Heras fencing and a mature tree.

Location The site lies just over a mile away from Sidcup, with Avery Hill approximately one mile to the north west. Sidcup and New Eltham stations (serving London Cannon Street and Charing Cross in journey times of about 30-40 minutes) are within an approximate one mile distance. The A20 is about 1.8 miles to the south, whilst the A2 Rochester Way lies just under 2 miles to the north. Sidcup itself benefits from a high street with a wide array of amenities, including banks, convenience stores, retailers and eateries. Nearby on Halfway Street is a parade of local amenities.

Planning Permission (Ref 15/00237/ FUL) was granted on 31 July 2015 for the erection of 4 x 4 bedroom semi-detached traditionally designed properties with frontage and access to Annandale Road. The proposed units are identical (albeit handed). Accommodation is over 2.5 storeys, with the ground floors comprising a kitchen / dining area, WC / shower room and living room. The first floor consists of three bedrooms (master with en suite) and a family bathroom. A fourth bedroom, with en suite, is on the second floor. The GIA of each proposed dwelling is about 127 sqm / 1367 sqft. The consent is subject to the satisfaction of 16 conditions, none of which we perceive as being onerous. Purchasers should be aware that the development is liable for both Mayoral Community Infrastructure Levy (CIL) and the London Borough of Bexley CIL.
