Directions From the M4, leave at junction 15 for Swindon and join the A419 heading north. After approximately 4.5 km (2.8 miles) leave the A419 taking the second exit at the roundabout onto Merlin Way. At  the next roundabout, turn right (third exit) onto the A420. Follow the A420 (or Faringdon Road) for approximately 9 miles (14.5km), take the left hand exit (first exit) at the Park Road roundabout onto the A417. After  approximately 550m, turn left onto Sands Hill and follow the road for approximately 600m and you will find the site on the right.

Furthermore planning permisson has been gained for a Waitrose, Aldi and Costa coffee approximately 1km (0.6 miles) from the site.

Site Description The site lies approximately 1.6km (1 mile) south of Faringdon town centre. The site is a former concrete works and premises measuring approximately 3.67ha (9.07  acres). The site can be accessed via a single track tarmac road called Sands Hill. The land currently has existing A1, B1, B2 and B8 uses and comprises 24,355 sq ft (GIA) of basic structures, the site will be available with vacant possession.

The site’s immediate surroundings are semirural with only the A420 abutting its southern edge and Sands Hill along its eastern edge. The site gives way to open countryside and sports pitches on all other boundaries, albeit only a short distance to the built limits of Faringdon to the north. Further to the west lies Wicklesham quarry.

Planning The property is situated in a wider development site which benefits from a resolution to grant planning consent for 380 homes and employment uses (P13/ VO709/O), subject to the S106 agreement, having been previously allocated in the emerging Local Plan 2031. In July 2016 the site was put forward for consideration within the VOWH’s upcoming Housing and Economic Land Availability Assessment (HELAA) for residential development. In this instance the site would come forward separately from the larger allocated site.
