The Property The Property is located on the Western edge of Dartford in a well-regarded residential area and forms part of North Kent College, a further and higher education provider. The college wishes to upgrade its facilities, making use of funds derived from the disposal of this surplus land. The proposed disposal includes a disused recreation field, and buildings comprising teaching facilities, former student accommodation and other buildings used in connection with the running of the college, most of which are vacant due to their condition and outmoded facility. A Victorian mansion building of importance is also situated to the south east of the site, suitable for conversion into apartments. Prospective purchasers should note that there may be potential to offset affordable housing contributions against the vacant buildings on the site, and CIL offsets in regard to those buildings still used. Location The site is located flanking a golf course on Dartford Heath, close to Wilmington, in a desirable residential area. Central London is about 15 miles distant. The A2 flanks part of the site, in a cutting, with its’ nearest junction approximately 1.5 miles to the west, whilst the M25 Junction 2 is about 3 miles to the east. Dartford Train Station and town centre is within 2 miles, and the Bluewater shopping centre, is about 5.5 miles to the east. High Speed 1 services to London St Pancras International run from Ebbsfleet International which can be reached by Fastrack.

Planning A suggested Masterplan for the site was prepared for pre-application discussion by Savills, with a scheme comprising 102 new build dwellings (mainly houses) and the conversion of the existing mansion building to provide 31 flats. This was illustrative only. The site is in the green belt and the pre-app discussions have sought to establish that very special circumstances exist, namely the enabling of North Kent College’s much needed facilities. Given the enabling argument, prospective purchasers will need to collaborate with North Kent College (who have a detailed scheme in draft) in preparing a planning application. A copy of the Master plan and the written responses to the pre-application are available via our data room. Our planning team can answer queries should they arise.

Method of Sale The Property freehold is offered for sale on an informal tender basis.
