Only one single family residential dwelling and appurtenances ordinary to residential living. Appurtenances require approval of the Wild Ridge Estates Representative. Subdivision shall be used only for non-commercial residential, recreational and agricultural purposes. Occupancy of dwellings limited to owner, his relatives and one person not related or a renter and persons related to that renter. No lot may be subdivided into tracts smaller than 2.5 acres. Consulting or similar in-house business activity that has limited customer traffic is allowed but only in single family houses. Minimum 1,600 square feet of living area excluding porches, garages, patios and the like. Exterior walls must be at least 25% masonry. Set back/building lines: Front and public roadway 75’; sides 25’; rear 30’. Governmentally approved septic system required. No mobile homes shall be placed or parked on any tract at any time. Driveways shall be surfaced in asphalt, concrete, Georgetown white rock or other aggregate. No noxious or offensive trade or activity or anything that is an annoyance or nuisance shall be permitted on any lot. Animals and livestock may be kept and bred on the property, however there will be no commercial swine, poultry operations, or kennels allowed. No part of the subdivision shall be used or maintained as dumping grounds for rubbish. Owner will contract with a regularly scheduled trash pick-up service if it is available. No act may be performed which is likely to pollute the air or water in any part of the subdivision, nor may any property owner violate, and ordinance designated to eliminate pollution at that time in force whether it be State, County, or City.
