PARK CITY SURVEY, BLOCK 18, LOT 12 PLUS ADDITIONAL LAND (86 Prospect Street) March 12, 2018 PROJECT INTENT The property at 86 Prospect Street is currently an owner-occupied single family residence with a detached guest house. The property consists of Lot 12, Block 18 and an adjacent metes and bounds parcel. This application proposes to remove the existing southerly line of Lot 12 and join the metes and bounds parcel with Lot 12 and divide the property into three lots of record. The owner also proposes to demolish the existing structures on the property, which have been deemed non historic by the Park City Planning Department, and to construct a single family residence of approximately 1,600 square feet on the southerly lot and a single family residence of approximately 3,000 square feet on each of the two northerly lots.

Hi Kirsten, Unfortunately, both S. Ann Acaya and I will be out of state at a business conference in North Carolina this Wednesday, March 14, so we are unable to attend the Planning Department public hearing on our plat amendment. We have provided an explanation of what we are hoping to achieve with this plat amendment which you may read at the public hearing. 1) Our goal is to build our personal home on a single lot at the top of our property. 2) Instead of having a large lot remaining next to us where someone in the future may try to build a large home next to us, we are breaking it up into two separate 1.5 lots so that any potential homes built there in the future, will be of reasonably smaller sizes. 3) As far as impact on the neighbors and the neighborhood, we are at the top of the street near the parking lot. Our construction will have little affect on any other residences on Prospect Avenue. There is access on both ends of our street, so our neighbors and visitors can access their homes without having to pass our lots. For construction, we can stage all of the construction materials directly on our lots, and there is a trailhead parking adjacent to our lots so construction workers are not blocking the street. If there are any concerns that crop up during your hearing, we would like to request that you table any decisions until we have an opportunity to be present to discuss any issues that may arise.
