he Annual Homeowners Meeting was held at the Clubhouse
Ton August 31, 2006. Jason Skinrood, Treasurer, reported the financial condition to be favorable. There is a current balance of $72,961.22 in savings in a money market account and certificates of deposit. There is also $511.18 cash in an operating account. Adam McDaniel, President, reported on the State of the Community. He indicated that the HOA Board had established five goals at the beginning of the year—namely: 1) Finalize Veracity Contract 2) Increase and improve communication 3) Define the parking policy 4) Established regulations for the community 5) Landscaping and community activities. He reported the accomplishments of the HOA during the year as follows: 1. Completion of a Reserve Study to understand the condition of the community now and in 30 years. 2. Establishment of the Pemberley Post to communicate with the community. 3. Installation of security cameras in the Clubhouse and pool area. 4. Installation of a pool and hot tub cover. 5. Landscaping improvements. 6. Completion of the Veracity contract. 7. Completion of a contract with Comcast for television services. 8. Contract with Rockwell Community to use Pemberley office. 9. Purchase of tables and chairs for the Clubhouse. 10. Launching of the Pemberley website. 11. Community activities, including movie nights, yard sale and placement of flowerbed bark. Pemberley Post –

COMMUNITY REMINDERS
In the first HOA Board meeting following the election, Duane Day was elected President of the HOA. Jennifer Casabar continues as Secretary, Jason Skinrood continues as Treasurer, Joe Anderson was assigned Grounds and Architecture, Duane Day continues to oversee Technology, and John Valetta was assigned Government Affairs. Please feel free to contact an HOA Board member in his/her assigned area of responsibility.about your ideas or concerns to improve the Pemberley Community. HOA Board meetings are now held the third Wed. of each month at 7:00 p.m. in the clubhouse.The October board meeting will be held October 18. Pemberley residents are always welcome to attend these meetings and your input is also welcome.
PET OWNERS If you are a pet owner, please clean up after your pet every time they leave a mess in the common areas. Homeowners who do not clean up after their pets will be fined $100. If you are a homeowner who has seen a pet that is not being cleaned up after, please note the unit number that the pet belongs to and call Advantage Management at 801-235-7368. Please also remember that all pets must be kept on leashes when ever they are in the common area. There is no exception to this rule and homeowners who choose to allow their pets to roam free will be fined. This also applies to condo balconies where pet waste may leak or fall onto lower decks or patios. This also is a city law that loose animals may be impounded by local Animal Control Officials.
OPENING ON THE BOARD OF DIRECTORS Resignation of John Valletta
John Valletta has notified the board of directors that he will be resigning his position on the board of Directors as soon as a replacement can be found. We would like to take this opportunity to express our gratitude to John for all that he has done this last year as a board member. In addition to sharing his wisdom on difficult decisions, John has done a great deal as Vice President over Grounds to resolve many of our landscaping issues. He also organized one of our most successful activities to date—the service project to spread bark around some of the buildings this past Spring. We will miss John and wish him well in his many other endeavors. We are now working to find a replacement for John as soon as possible. As per section 10.04 of the Association Bylaws the board of directors will appoint somebody to replace John. That person will serve until the next Annual Meeting in August of 2007. Two people have already been nominated to fill this position and we're now opening the nominations up to the entire neighborhood. If you would like to nominate somebody for this position , or if you have feedback for the members of the board of directors regarding this process, please send an email to
[email protected]. Nominations will close on October 10, 2006.
PARKING POLICY CLARIFICATION Since the implementation of the new parking resolution, the Board has received largely praise for its enforcement. Unfortunately, some community members and their guests have suffered consequences of its enforcement. As a Board, we would like to again clarify a few points to community members and remind you that the parking policy is ALWAYS in effect. • Vehicles parked in driveways are to have all four wheels on the driveway and stick out no more than 18 inches into the street. Yes, there is some ambiguity in what defines where the driveway ends and the street begins. This has been left up to the towing company’s discretion as to where the road begins. We don’t like having people’s vehicles towed, but we advise you to always leave no question as to whether your vehicle is in compliance with the resolution. • Trailers and recreational vehicles. Trailers and recreational vehicles are not to be parked on the property. Trailers and recreational vehicles may be kept in garages as long as it does not displace another vehicle. The Board will post one (1) warning to inform an owner that they are violating the resolution and have a set amount of time to move the trailer or recreational vehicle. Once a trailer or

CLUBHOUSE RULES
recreational vehicle has received its allotted warning, it will be towed without notice to the owner. The only exception to this rule is a trailer being used strictly for the moving out of or into a unit. This trailer may then only be parked on the property for a maximum of 24 hours, after which it will be towed.
As Pemberley residents, we are fortunate to have facilities and amenities that members of other communities do not. A great deal of money has been invested in the clubhouse that each of us has paid for to enjoy while living at Pemberley. As a result of this large investment, the Board and all community members are charged with protecting and preserving the clubhouse from the abuse and misuse by community members', their guests, non-resident owners, and uninvited individuals. This summer, the Board has taken steps to improve the security of the clubhouse by installing a closed circuit camera system and most recently by activating the security system.The clubhouse is a privilege for us to use and enjoy. For parties and activities, reservations must be made ahead of time. To schedule, go online at pemberleyhoa.com. Rules to abide by:
• Parking – General. Vehicles may only park in designated parking spaces between painted lines and this requires a permit in handicap parking spaces. Parking in the striped parking space, adjacent to the handicap parking space is prohibited. Street parking on any street, including side streets, is prohibited and violators will be towed or booted without warning. •
•
Clubhouse Parking. No overnight parking is permitted at the clubhouse. Parking around the fountain area during an event at the clubhouse is not permitted. Guests should park in parking stalls to the north of the clubhouse.
• Clubhouse and amenities are available to resident owners, renters, and their invited guests only. Nonresident owners are not permitted to use the facilities at any time other than when accompanied by a community resident. • Hours: Sun–Thurs., 6:00 a.m.–10:00 p.m. Fri–Sat, 6:00 a.m.–11:00 p.m. • All rooms must be left clean after an activity • All trash placed in garbage cans outside by mailroom • All lights turned off, all doors must be locked • Your activity should end before 11:00 PM so that everything is done by 11:00 PM • No one is permitted in the clubhouse after 12:00 PM
Two Car & Garage Rule. When you purchased or rented your unit here at Pemberley, you should have read in the Bylaws that each unit cannot have more than two vehicles; regardless of how many occupants live there. Parking has become a commodity here and we wish to make it as convenient as possible for community members and their guests. Garages should have the number of vehicles parked in them as they are built for. If you have a two car garage and two vehicles, they both should be parked in there. Items can be stored in your garage, but not in the case where a vehicle is displaced because of it. Every effort should be made by community members to park in their garages, but in the case of vehicles which are too large, the vehicle must park in a designated parking space. Rigorous enforcement of this rule will take place over the next few weeks, which will include fines and/or towing.
Beaking these rules will result in fines and/or penalties determined by the Board on a case-by-case basis. Fines may be assessed withthe possibility of suspension of a resident’s electronic key card access to the clubhouse for several months. We appreciate the help of all community members who follow the current rules and continue to remain active in preserving and protecting our beautiful clubhouse.
MAILROOM BULLETIN BOARD A new bulletin board is located outside the mailroom for homeowners to advertise items for sale, lost and found, announcements, and invitations,.etc., but not for business or commercial. Please adhere to the following guidelines when posting:
CARS FOR SALE
Recently there have been a number of cars parked in front of the community with “For Sale” signs in the window. It is perfectly acceptable to use the curb in front of the community as temporary guest parking, but repeatedly leaving a car there to sell is unattractive and won’t be tolerated. We have already started and will continue reporting these cars to the Pleasant Grove police department to be tagged and towed. Pemberley Post –

WINTERIZATION TIPS
COMMUNITY NEWS
Make sure the temperature in your home is always at least 65 degrees, even while you are away for the holidays. Leave your cupboard doors open when on vacation—this will help circulate warm air through water pipes. Disconnect all hoses from water pipes outside of your unit or building. Change your furnace filter regularly for optimal operation and energy savings—filters are cheap and can be bought at WalMart or places like Lowe’s or Home Depot. Because the main pipes and the water heater for each unit are located in the garage, leaving your garage door for a long time (like leaving it open all night long) could cause your pipes to freeze.

RECYCLING PROGRAM GET ON BOARD!
Our waste dumps are overflowing with recyclable material. You would be amazed at what is recyclable and how it clutters the waste dumps because it doesn’t disintgrate—plastic, metal cans, appliances, boxes, magazines, etc. I see many gabage cans filled to the hilt each week! Many of these items we throw away, Can Be Recycled!! We need your response. Allied Waste Management is ready to provide Pemberley with recycling services. This would allow residents to co-mingle all household recyclables with the exception of glass. All that is needed is 75% participation of residents for Pemberley to be eligible. Thanks for the response last month, but it was low. We need your suppport now so that we as a community can secure the price of $4.00 per household per month. Allied Waste Management will provide a garbage can for each household dedicated solely to recycling. If interested or you have questions/concerns please call or email Jessica Blackham at

The HOA Board has not yet established a policy for planting flowers in the flowerbeds in Pemberley. We are very interested to know the thoughts of the residents so that we can establish the best policy for the Community. As with all issues there are competing interests that need to be considered, i.e. uniformity of landscaping, making the community look the best we can by keeping it the way it is or by adding color and variety with flowers, allowing condo owners (especially those on the ground floor) to express themselves or demonstrate their green thumbs, etc. You may think this a strange time to raise this issue but tulips, daffodils, hyacinths and other bulbs as well as pansies need to be planted in the Fall to bloom in the Spring. Please provide your comments on this issue to Joe Anderson or Glade Walker who are on the grounds and landscaping committee or to any other member of the HOA Board.
FRIDAY NIGHT FLICKS We would like to thank everyone who helped make the Friday Night Flicks that we had this summer a big success! A special thanks to Lindsay Ruiz and Adam and Marti McDaniel for their hard work putting this last one together. Unfortunately due to the rain we had to hold this last one inside the clubhouse theater. However, we had a good turnout and everyone had a lot of fun watching “Eight Below,” eating popcorn, and enjoying the company of their neighbors.
Comcast Cable TV is now in service here at Pemberley supplying a Basic Cable Package. You may upgrade to HDTV, Movie Channels, and many other upgrades for very low prices. If you have any problems or want to upgrade, contact Comcast at 234-6500 or go directly to their office in Lindon (north of Home Depot). Many residents have asked if they will be able to have an internet connection through Comcast. That option is available from Comcast, but because the HOA has signed a long-term contract with Veacity to provide Internet service to every home, none of your HOA dues will be available to cover the cost of a Comcast Internet connection. COMMITTEE HELP NEEDED
SCREEN DOORS FOR ENTRY APPROVED
Please remember that Pemberley is only as good as those who serve. We continue to need help in the Architectural Control committee. Here are their duties:
The Board recently approved the installation of Screen Doors on the entry-way to your condo. Please observe the following guidelines. Screen doors have been allowed in the past but they have to meet the following criteria:
• Architectural Control – The Architectural Control Committee (ACC) reviews all requests for changes to existing homes. It ensures that any changes are in keeping with the guidelines. It approves or denies requests based on completeness, and compliance with the established standards. In general, no modification can be made to any existing unit unless the owner first submits a modification request and receives approval to proceed.
1. It is a One Touch Midview Model 4825 made by Pella. This is the only door that is approved to ensure that there is uniformity. 2. The color that you pick should be the closest shade to your existing door color as well. 3. It must be professionally installed. If you have any questions, please contact a member of the board. There are no screen doors approved for patios. If you would like to have a screen door approved for your patio, please contact a member of the board as it must receive approval.
