The minutes of the previous council meeting for March 10,2009 were discussedand
FINAIICIAL: The Financial Statementsfor the monthsof Februaryand March 2009 were discussed in detail and approved.The PropertyManagerhas advisedthe Councilthat StrataCorporationhas $ Credit with Westrim Plumbing and $ with Mountain Fire. WORK IN PROGRESSz l) Mastercraft Roofing has inspected all patio frames and reported that they are in good condition. However the Council has been advisedto monitor the frames in future years for potential water ingressas the frames do not have flashing. Additionally the exterior patio cladding of a unit at 3150 has been investigatedand found to be in good condition. The Owner has beenadvisedof the status. The Property Managerwill proceedwith the minor windowsill repair. 2) A quote for annual carpet cleaning has been solicited and the service scheduledfor ThursdayJune I l, 2009. 3) A Council Member has volunteeredto repair the damagedGarbagearea lock. We ask all Residentsto continue locking the garbageareaonce it is securedagain.4) The Councildiscussedthe needsof the siding power washing and agreedthat it has to be factored into a 3-5 year maintenance plan. The siding will be power washed in the upcoming year. 5) The Council discussedgardening needs as a follow up on the discussion held with the Owners during the ACM. The gardening committee is in the processof arranginga meeting with interestedpartiesto discussthe issuewith Arborist and Engineer.However Council would like to note that it is reluctantto pay anotherfee to the EngineeringCompany in order to have this meeting.The meeting time has been tentatively set for the week of June22nd,pleasebe on a lookout for memos if you are interestedin attendingthe meeting.
WORK COMPLETED: 1) The courtyardhas beenpowerwashedas needed.2) The sprinkler howeverduringthe removalof the KatzuraTreesomeof the lineswere systemhasbeensummarized severed andassuchneededrepair.Ownersare advisedthat the gardensclosesto the intersection of Trutch Str. and West 4tr Ave. will not be receivingwater as the planter is connectedto the sameirrigation zoneand had to be shut down. 3) The Maintenance of the Roof is fully complete. 4) The annualwindow cleaningof the inaccessible windowsis completed.4) The parkadepower washingis completed. NOTE: STORING ITEMS IN THE PARKADE OTHER THAN INSTJREDVEHICLES IS IN CONTRAVENTION OF TIIf, FIRE CODE. PLEASE ENSTJRETHAT ALL ITEMS ARE REMOVE AND STORAGE VEHICLES INSI]RANCE IS FAXED TO KYLE PROPERTIES OFFICE. 5) Letters of infractionshave been sent to Owners in respectto: Pet infraction and inappropriateuse of common property. NEW BUSI|IESS: l) The main courtyard planter needsto be relined and the Property Manager is to solicit quotes for this work. 2) Annual Dryer Duct Cleaning will take place in the next couple of weeks,pleasebe on a look out for memos.The technicianswill needaccessto your stratalots please makearrangementsto be availableduring this service. 3) Council agreedto reimbursean Owner for correctivepaintwork of the ceiling in their stratalot at 3160 West 4tn.4) In an effort to improve communication,the new CommunicationsLiaison will establisha G-mail account for all Owners to use and stay abreastall issuespertaining the building.
