LOCATION

The site is situated on the western edge of Burton upon Trent with access off Tatenhill Lane, Branston which feeds from the A38 grade separated interchange. Burton upon Trent is a growing conurbation situated upon the A38 between Lichfield and Derby. Major employees would include Marstons PLC, Molson Coors, Alliance Boots, Healthcare at Home, Johnson Controls, Pirelli, Waterstones PLC, Supergroup and many others. To the Northwest of the site lies the Trent and Mersey canal, to the Southwest of the site lies a substantial area of public open space know as Branston Waterpark. This residential area is connected with the village of Branston via cycle ways, footways and underpasses. Equally there are footpaths leading towards Tatenhill and the substantial National Forest planting that surrounds the village.

SITUATION AND DESCRIPTON

The overall extent of the site to be sold is shown edged red on the location plan and has been calculated to extend to some 2.69 hectares (6.64 acres) or thereabouts. The site currently comprises an area of grazing land which lies to the rear of residential properties fronting Tatenhill Lane.

Access to the land will be over property 78 and 80 Tatenhill Lane which are to be demolished. The land is generally flat and roughly oblong in shape and the current outline design is very much as a garden village scheme with attractive areas of public open space. PLANNING

On the 10 April 2014, East Staffordshire Borough Council Planning Committee grated a Planning Consent in outline for up to 55 dwellings (Planning Application no. P/2013/01160) An indicative layout is attached, showing the position of the proposed access point.

The Highway Authority are commencing work in August 2016 for the construction of new highway bridge over the Trent and Mersey Canal to north of the existing bridge on Branston Road. The scheme will realign Branston Road from the A38 interchange to cross the new bridge and into an area to be known as Branston Locks for further Commercial and Residential Development and access to a new High School. Having crossed the new bridge, traffic travelling to Tatenhill Lane will then turn immediately left and left again at the traffic island to cross back over the old canal bridge and into Tatenhill Lane. Staffordshire County Council Highways Department assure us that access to Tatenhill Lane will be kept open at all times, for all vehicles and their whole scheme is scheduled for a maximum 12 months duration.
