A Prime Business & Lifestyle Opportunity The Marina The marina basin provides around 150 berths for craft up to 70 feet in length and is laid out with modern floating pontoons manufactured by Solent Marine Ltd and installed in 2008. Each berth has electricity and water supplied via proprietary Rolec services bollards. The main marina building contains a shop/office and a one-bedroomed flat on the ground floor, while the first floor comprises a large three bedroomed flat with a sizeable terrace overlooking the marina. These flats are currently both let out on Assured Shorthold Tenancies.

The main ancillary incomes were from chandlery sales, along with rental income from the flats and dry dock/ workshop. Marina occupancy is currently around 57%, offering scope for significant revenue growth through active management and marketing. Current brokerage and boat sales activity is minimal, presenting an opportunity for a new owner to expand this side of the business. In addition, the marina has planning permission for the storage of up to 14 touring caravans on land to the east of the marina basin. This land is currently under-utilised and may provide scope for further development, subject to obtaining the necessary consents. Two hire boat businesses also operate from the marina, taking advantage of the popular cruising routes along the Llangollen Canal.
