The location of this property is so convenient. An eight to ten minute drive to New Glasgow, where you will find lots of shopping, entertainment and fine dining. Stable/Arena: A pure pleasure, all seasons. The stable is a custom built structure, constructed in 1998/99. The stable features: •  Large awning windows •  Dutch style entrance door •  Spacious grilled box stalls, all with Dutch doors, one can see every horse in the stable, some are lined with rubber mats; all have rubber mats on the floor. All stalls are removable. •  The 15' x 12' wash stall is complete with sink, cupboards, ceramic tiles, ceramic countertop, electric plugs/ phones, bridle hooks. •  The bedding room is 12' x 15' with a 4' man door, the room is solid plywood to the ceiling with a roof hatch to dump in bedding from the garage entrance at the driveway above. © Copyright Julie Fulton

The upper level of the stable: •  The 12' x 70' area contains the boiler room, 2 washrooms (one with a shower), the viewing lounge with large windows and an office. This area is finished with ceramic tiles, infloor heat, oak trim and oak window sills. •  Beyond the viewing lounge was originally the hay loft. If the intention is to use small square bales the area is equipped with drop down feed hatches for hay. Presently, it has been used as a dance hall and for storage. There is also a storage tank for grain in the corner which has a shoot to the barn below. The bedding hatch in this area is fastened to a winch, which causes the floor to rise to allow for bedding to be dumped to the bedding room below. Access is through a 12' x 12' rollup garage door with windows. •  The oil tank is located in this area. It is equipped with secondary containment. •  Stable and Arena are heated by wood and or oil. •  We keep the stable at approx 60-65° Fahrenheit in the winter and it stays relatively cool in the summer. •  Exterior cladding is vinyl siding. © Copyright Julie Fulton



The Arena:

A wonderful feeling of space and freedom while you school your horse! •  A Steelway building constructed in 2000 rests on a concrete foundation. •  Measures 70' x 140'. •  Completely insulated. •  Ceiling fans and sodium lighting. •  4/12 pitch roof, side walls to 18', 34' to underside of center beam. •  Garage entrance approx 18' x 20' with a 14' x 16' roll up garage door with windows, concrete floor, kick board entrance to arena. •  On the west and north sides are a continuous line of awning windows at rider height, great view while riding. © Copyright Julie Fulton

•  The east side features a continuous line of 4'x8' mirrors •  6' Aspen 2"x6" varnished boards line the perimeter walls. •  An exhaust fan at the top of the north wall. •  Heated with 6 suspended hot water heaters. •  A walkway at the south end allows for seating, along with a small heated tack room. •  All electrical is in conduit. •  The arena cladding is steel. •  Footing is sand.

The Outside Riding Rings: Fresh Air – Awesome Views!

As you travel in the driveway the sand ring on the left, is 90' x 190'. The ring was built on a substantial drainage base, properly sloped and top-dressed with washed sand. The lower ring is 70' x 150'. This ring has sand footing without perimeter fencing although the pasture area is fenced. The House: The split entry wood frame home was built in 1990. •  Completely finished

•  2 bedrooms upstairs.

•  28'x45’upper level, 26'x45' lower level.

•  4 piece bath, features a corner whirlpool tub

•  The open concept kitchen/dining/living area has solid birch cupboards, ceramic tile flooring and oak flooring. •  Patio doors with ceramic tile entrance opens onto a large deck with wide exterior stairs to driveway level. •  The lower level has ceramic tiles throughout. The games room is finished with pine wainscoting and gyproc. This level has 3 bedrooms; a laundry room; a full 3 pce. bathroom; air exchanger; the electrical panel; the heating system is generated from the garage. •  The heating system for all buildings is wood and/or oil. The Garage:

A custom built wood structure built in 1994. 30' x 30' •  Basement with an outside electric rollup garage door entrance, contains a workshop: birch plywood cupboards, counter top, peg board, dust collection system, large work table, furnace, hot water tank, electrical panel with generator conversion, 220 wiring, bathroom, workshop sink, cupboards, 500 gal fiberglass furnace oil tank. The heating system for the house and the garage are in the garage. •  The main floor is concrete with infloor heat, pine and gyproc walls. This is an open area 30’ x 30’ with stair entrance to the upstairs and to the basement. This floor also has a roll up garage door and a man door and 3 windows. Exterior plugs and a concrete pad at the man door. Driveway entrance to all doors. •  The upper level has large barn doors for oversize storage. •  Exterior cladding is vinyl siding

Phase II Going forward, the platform for equestrian activities has been built. •  The wooded section of the property as you can see from the following pictures is on a hill overlooking Merigomish Harbour. •  The trails run from the low side of the property next to the water and loop up and back on the high side. •  In a terraced fashion the area would be an ideal setting for a chalet/condominium community or an executive home. •  If done with log/timber frame structures the scenery looking in from the water would be lovely. •  The water is accessible for small water craft (canoes, kayaks, low power boats), clearance under the bridge at high tide is approximately 5 feet.
