Location
Woodbury Park Hotel and Golf Club is located on the outskirts of Woodbury Salterton, approximately 10 miles east of Exeter. The property is situated off the B3180 which is approximately a 15 minute drive from junction 30 of the M5 motorway. The hotel is a 10 minute drive from Exeter Airport and six miles from the nearest mainline railway station at Exmouth. Exeter St David’s railway station is 11 miles away. Exeter is in the county of Devon and has a population of 118,000 (2011 census estimate). Exeter has an impressive cathedral which dates back to 1400. The city has two Universities: Exeter University and Plymouth University has one of its campuses based in the city. There is an approximate student population of 25,000. It is the south-west’s principal city with many national and international companies using it as a base to cover the area. The major employers in the area include the Met Office, South West Water, University of Exeter and Friends Provident. The hotel attracts considerable corporate business from Flybe, St. Austell Brewery, 3663 and Diageo. Leisure attractions in the area include the Jurassic coast and the picturesque Devon villages which attract visitors from all over the world. Crealy Adventure Park is also popular with young families and visitors. Exeter, home of the Exeter Chiefs, is a 2015 Rugby World Cup Venue.
The Property
The complex was designed and built for Nigel Mansell in 1995 and offers one of the best hotel, golf and leisure facilities in the area. The hotel is located in the southern part of the 248 acres and principally comprises two buildings, the hotel and leisure building and the clubhouse. Both buildings enjoy spectacular views over the golf course and the beautiful Devon countryside. There are 56 letting bedrooms and suites in the hotel, extensive conference and function rooms and an impressive leisure centre and spa. The clubhouse is well laid out with a bar, restaurant and pro shop. There is a 18 hole championship golf course and a 9 hole course. Other facilities include lodges, a full size football pitch and tennis courts.
The Hotel
The hotel is accessed at ground floor level, to a reception area which provides seating for approximately 15. There is a reception desk to one side with two offices to the rear. Access can be gained to the letting accommodation and stairs or lift lead down to the principal public areas.

The Public Areas
The hotel has extensive public areas and conference space on the lower ground floor all of which have air conditioning and Wi-Fi. The Atrium is located in the centre of the hotel under a glazed roof and provides approximately 150 covers. The Atrium is used as the hotel restaurant and has a one rosette. It is licensed for weddings and can be used for a variety of purposes including car launches and has hosted Bentley and Audi. There is a servery to one side which is adjacent to a modern commercial kitchen. A bar/lounge area with seating for approx 40 is located off the Atrium with a fully fitted and equipped bar. There is a refrigerated cellar to the rear. There are a number of conference suites located around the Atrium including the Colin Chapman suite and anteroom, the Cinema Room (seats 35) and the Park Suite. All have sufficient break out areas and access to wc’s. There are two changing rooms off The Chapman Suite corridor, with showers and access to outside which are used by sports teams using the full sized rugby/football pitch. A 10 person Otis lift provides access to all floors of the hotel.
Letting Accommodation
There are a total of 56 en suite bedrooms in the hotel. All have direct dial telephones, televisions, Wi-Fi, coffee and tea making facilities. Some of the bedrooms have balconies. The Leisure Club
The leisure club is popular with the local community and currently has 1200 members. It was refurbished in 2012 at a cost of £250,000. It provides a variety of facilities including physio, hair and beauty treatments, massages, gym classes and aqua aerobics. It can be accessed from the car park or via the Atrium. It is arranged over two floors. Glazed doors lead to the reception area with an office to the rear. There is a hairdressing salon to the right of the reception which is currently let at a passing rent of £10,000 per annum. The Body Zone comprises a reception, 6 treatment rooms and showers/toilets. A shop and café area with seating 10
for approximately 18 is located adjacent to the reception area. The extensive pool area has glazed elevations at one end and has exceptionally high ceilings giving it a light and airy feel. There are seating areas around the pool. The 20 metre pool has a spa pool at one end. There is also a spa bath, sauna, toilet and showers. There are both male and female wet and dry changing rooms with showers and lockers. Stairs or lift lead to a fully equipped gymnasium and separate fitness and dance studio. The gym was replaced with state-of-the-art equipment in 2014.

The Club House
Enjoys spectacular views over the signature 18th hole and there is direct access to the terrace (seats approximately 80). It is arranged over the lower ground, ground and first floors. It is entered via glazed doors to a reception area. A staircase and passenger lift gives access to the first floor, The Oaks and The Acorns function rooms and management office suites. Ladies, gentlemen’s and disabled toilets. The principal public rooms are located at ground floor level. Newly refurbished in 2014 at a cost of circa £500,000, the Terrace Restaurant and Terrace Bar seat approximately 100 and opens out onto the terrace overlooking the 18th green which seats a further 80. There is a state of the art open plan terrace kitchen. There are ample toilet facilities serving both ground and first floors. 12
The Greg Norman suite is the largest function room (approximately 250 theatre style) with double height ceilings and spectacular views across the golf course and countryside. It has a private terrace/ patio area. There is a fully fitted bar servery with a fully fitted commercial kitchen. It is accessed via double doors at ground floor level via the Clubhouse bar. There is also access to the John Thornburn suite above which is predominately used as changing facilities for performers. At first floor level there are The Oaks and The Acorns function rooms. Fully fitted commercial kitchen with dumb waiter. The Oaks room is licensed for weddings and is popular for smaller
private dining. The Acorns can be used for smaller meetings. There are 7 rooms which are currently used as management office space. These could be converted to additional letting bedrooms subject to obtaining the necessary consents. Staff room, ladies and gentlemen’s toilets. The club house has a separate plant room which is located at lower ground floor level.
Driving Range
The driving range is located adjacent to The Acorns Golf Course and comprises 14 open bays, 2 pro teaching bays, with electric and roller shutter doors.
Clubhouse/Pro shop
Club Spike Bar. Fully equipped golf shop to the left of the clubhouse reception area with a management office. Lower ground floor pro repair room and store. There are ladies and gentlemen’s changing rooms, with lockers, showers and WC facilities.

The Golf Courses
There are two well known golf courses at Woodbury. The Oaks, a championship 18 hole parkland course, and The Acorns, a 9 hole parkland course.
The Oaks
18 hole championship course, 73 par. SS75 7314 yards parkland with lakes. It is a challenging course with European standard greens, lakes, and mature trees. The course was designed by Hamilton Strutt and has hosted PGA Senior Tour events. There are four par 5 holes, ten par 4 holes and four par 3 holes. Tarmac buggy paths. Irrigated.
The Acorns
9 hole 33 par SS62 2285 yards parkland course. A challenging course with lovely country views and ideal for a higher handicapped player. With separate tees allowing it to be played as an 18 hole course. Irrigated.
Halfway House
Located at 10th hole on the Oaks Course and comprises a two storey brick building. Split level in design with a cafe area with seating for about 15 and fitted kitchen. Toilets and storage below. 14

Training Pitch
There is a full sized, irrigated football/rugby pitch which is popular with Premier and Championship football teams and rugby teams for their preseason training.
The Lodges
There are 5 fully fitted self-catering lodges, which have views over the 9th Oaks green. They comprise a kitchen, dining and lounge areas with a balcony. They have two bathrooms (bath in one, shower in the other). One bathroom can be interconnected to a double room. The lodges can accommodate up to 8 guests. There is potential to add additional lodges subject to obtaining the necessary consents.

Gate House The gate house is situated at the main entrance of the car park. There is a reception room, kitchen, 2 bedrooms and bathroom.
