Welcome to GREENSYKE Newton-in-Cartmel, LA11 6JJ Tucked away in the heart of the Lakeland village of High Newton, within the Lake District National Park, Greensyke is a splendid, authentic Georgian Grade II Listed farmhouse, beautifully presented with an abundance of character, charm and original features. Dating back to 1754, the house was reputedly built by Benjamin Hall, the Civil Engineer responsible for building the road from Cark to High Newton in the 18th century. Since the current owner’s purchase in 1994, the house has undergone a sympathetic and sensitive renovation - a full list of works is available from the agents. The Victorian lean-to has been replaced by the superb contemporary kitchen/garden room - a great place to sit and appreciate the garden as well as take in the distant views of the Lakeland Fells. A covered porch, cloakroom and new rear entrance into the garage have also been created. With two reception rooms, three bedrooms and two bath/shower rooms, the accommodation is well-balanced but the attic room offers the potential to upgrade further (subject to consent). It would make a fabulous master bedroom suite, a great office if you’re looking to work from home, a hobbies studio or a den/media room. The rear gardens are private, being bordered by high Lakeland stone walls, and have been managed organically by the present owner, attracting a variety of wildlife.

Location The Lake District National Park needs no introduction but the picturesque village of High Newton may do as small, yet welcoming. It is close to the prestigious ‘foodie’ destination of Cartmel (home to sticky toffee pudding and with L’enclume amongst the choice of eateries) and the Edwardian sea front town of Grange-over-Sands. The village has a village pub, the well-regarded The Crown Inn. Grange-over-Sands (just 3.9 miles distant) offers a good range of amenities and has a delightful promenade and ornamental gardens. There is a railway station with connections to the West Coast line and Manchester Airport and an express bus route. It is a small yet lively community with a surprisingly large range of local societies and interest groups. There is a wide choice of recreational facilities including tennis courts, restaurants, seasonal events and, of course, with the Lake District on the doorstep there are enormous opportunities for walkers, cyclists and sailors - this is your chance to live the weekenders’ lifestyle all year round! In education terms, there are both state and independent schools available within travelling distance. Currently there are regular bus services to Kendal via Grangeover-Sands and Barrow-in-Furness via Ulverston. There is easy access to Oxenholme Station (12.9 miles) and the M6, J36 (12.8 miles). Manchester airport is 92.1 miles with Lancaster and Preston just 26.7 and 48.5 miles distant respectively. All mileages are approximate.
Boundary plan - not to scale.
Directions To reach High Newton approaching from Grange, take the first left off the A590 by-pass, signposted Cartmel. At the T junction turn right, go under the bridge and then left at the ‘T’ junction. Proceed through Low Newton, home of Yew Tree Barn, an architectural reclamation centre, art gallery and tea shop (well worth a visit!) and as you enter High Newton take the third turning on the left. Turn first left and Greensyke is a short way along on the left hand side, in the heart of the village.
