Pet Policy: How I can register my Pet? Please register your pet sending the pet registration form and a recent picture to Sladjana ([email protected]) at Ayre & Oxford: a. an Owner may keep or allow one (1) cat or one (1) dog up to forty-five (45) pounds in weight and seventeen (17) inches in height; or b. two (2) cats or two (2) dogs, or one (1) cat and one (1) dog, up to thirty (30) pounds in weight each and fifteen (15) inches in height each. Any pets exceeding the weight and height will not be allowed to reside in the complex. _______________________________________________________ A/C Units Installation: Can I add air conditioning to my unit? Maintenance Fees or Condo Fees? At this time owners are paying Maintenance fees as the property is still being constructed by the Developer and has not yet been turned over to the Condominium Corporation. During this interim time, Ayre & Oxford Inc. will be partially managing the property in cooperation with Brookfield Residential. Ayre & Oxford Inc. will be assisting the Owners with common area issues such as grass cutting, snow removal, parking, pet issues and items pertaining to / in accordance with the Bylaws. Ayre & Oxford Inc. will ensure that all bills are paid in a timely manner and take care of the collection of the Maintenance Fees. When the Developer is ready to turn over the property to the Condominium Corporation there will be a Turn-Over Meeting held. After this meeting, Condominium Fees will take affect and be levied with respect to each completed unit _______________________________________________________ Property Assistance Personnel: Who Shall I call in the event of emergency? If you have a flood or a similarly urgent issue which requires immediate assistance and you are now part of the property that has been fully turned over to the Condominium Corporation, please contact the Ayre & Oxford Inc. afterhours emergency staff using the After-hours emergency line: 780.499.8424. _______________________________________________________ Rental Units: What shall I do in the event I want to rent my unit? If you intend to rent your suite, please ensure you send confirmation to the Condo Corporation of your own and the tenants’ contact information and receipt of the bylaws through Ayre & Oxford Inc within 21 days of the rental. Provide all contact details regarding any third parties involved in the suite as well: You will find a form attached for your reference. If you are found to be renting out your suite without sending the Condominium Corporation the full contact information and confirmation required, please note that this may result in a fine of $250. _______________________________________________________ Unit Alteration/ Restoration: Can I change or add anything within my unit? Please send an Unit Alteration/Restoration Form to Ayre & Oxford with the intended work information, technical data, contractor information and work permits in the event that is requested. The request will be submitted to the Board of Directors for approval. _______________________________________________________ Board of Directors: How can I apply to be part of the Board? When the Developer is ready to turn over the property to the Condominium Corporation there will be a Turn-Over Meeting held. All Owners will receive notice in advance of the meeting via mail. At this meeting Brookfield Residential will be fully turning over the complex to the Condominium Corporation. A Condominium Board will be voted into place and the Management Company will be working together with the Board of Directors from this point on.
