DESCRIPTION

Hans Creek Forest offers a sound investment in land, timber and conservation at an attractive price point of only $673/ acre, or 138% of its Capital Timber Value. An established hunting lease program generates $21,000 of annual revenue, a figure well in excess of the property taxes. The diverse forest resource with 8.9 million board feet of sawtimber and 70,833 cords of pulpwood products can be managed for a many ownership goals. The property’s vast footprint serves as key habitat to a variety of wildlife and plant species including whitetailed deer, moose, grouse, ducks, geese and turkeys.

Hans Creek Forest is an endless mosaic of hardwood and spruce forests, scenic beaver ponds, clear trout streams, a hunting camp and solitude. Its diverse terrain consists of gently rolling, welldrained ridges and sweeping valleys, well -suited for hardwood timber production and recreation. Hans Creek is a 6.5 kilometer trout stream whose headwaters flow through the northeast corner of the property for about half a kilometer.

LOCATION and ACCESS The forest is one of largest available properties in New York State and is within 3½ hours of both New York and Boston. Interstate 87 is 32 kilometers to the east near the vibrant city of Saratoga Springs. This community is well-known for its health resorts, boutique shops and small cafes. Albany’s Tech Valley Region is 88 kilometers south and offers interstate, rail, and port services for global forest products markets. The property’s western boundary is nearly on the shore of the Great Sacandaga Lake, a 110– square kilometer reservoir. From several points on the property there are seasonal views of this large waterbody that is popular for fishing, boating and vacation homes. Of the four entry points into the property, Mason Road, shown here, is the most used.

There are four access points to the forest. The primary one is Mason Road, an unmaintained town road that provides access to 2/3 of the interior of the property. Inside the bounds, there are 10 kilometers of woods roads suitable for four-wheel drive vehicles.
