This site enjoys one of the most attractive and strategic locations in the Lowcountry – the intersection of Highways 46 & 170. A traffic circle, unique in size and the quality of its construction organizes traffic at the intersection – allowing easy passage in any direction and at any time of the day. Access to the site is via three existing roads – Evan Way and an as yet-to-be-named road off Highway 170 and Stardust Lane off Highway 46.



Three of the largest residential developments in the entire Greater Bluffton region are located at the intersection– Palmetto Bluff, New Riverside, and Mill Creek.



While the site is located in Bluffton, it is only 16 miles from downtown Savannah; 22 miles from Hilton Head Island; and 25 miles from Beaufort.



According to 2011 data from the SCDOT, traffic counts on Highway 170 average 11,400 VPD; on Highway 46 they average 11,200. This means a total of 22,600 vehicles per day pass this site.



The site has approximately ±960’ of frontage on Highway 46 and another ±930’ on Highway 170.



The parcel is located in a Flood Zone C, which is outside the 100-year Flood Plain.



Already in the immediate vicinity of the site is a Wendy’s and a Parker’s Gas/Convenience store. CVS has also purchased a parcel but has yet to build.
